Kent Halvorson, McDowell Northwes , and Pacific Engineering Technologies to facilitate installation of the piling. Our daily field reports, which ave been transmitted to you, detailed the pile Installation procedures and pile depths. Ba ed upon our observations, it is our opinion that tho piling were installed in general accordance with the approved plans and specifications and will be capable of supporting the design loads referenced in our geotechnical report. A. Biddina and Contract Negotiation Phase • The Manager shall be responsible for soliciting at least three competitive bids from a pre- qualified list of contractors. Each contractor should be investigated by the Manager on the basis of general reputation, financial standing, past performance and experience. • The Manager shall be responsible for preparing and distributing the following bidding documentation to the bidders: invitation to bid; instruction to bidders; bid form; bid bond (if any); construction contract: performance and payment bond require- ments (if any); drawings and specifications (prepared by -he design professional); and, any addenda issued prior to me receipt of bids. • The Manager shall be responsible for conducting a pre -bid meeting at the project site, attended by ail of the bidders and the design professional. • The Manager shall be responsible for opening the bids and for preparing a summary sheet tabulating each of the bids re- ceived. - The Manager shall be responsible for evaluating the bids and for making a recommendation regarding selection of a contrac- tor. • The Manager shall be responsible for notifying the unsuccessful bidders of Owner's decision. - The Manager shall assist Owner in negotiating the construction • contract with the selected contractor. B. Construction Contract Administration Phase - The Manager shall review all of the contractor's submissions inciuding shop drawings, product data, samples, etc., and transmit the submissions that are recommended for approval to the design professional. - The Manager shall periodically visit the site to observe the progress and quality of the work, and determine if the work is being performed in accordance with the contract documents prepared by the design professional. - The Manager shall be responsible for reviewing and approving the contractor's schedule of values prior to the submission of the contractor's first application for payment. - The Manager shall be responsible for scheduling and coordinat- ing the work of ail contractor(s) an the project site, including the use of the site. The Manager shall prepare a project schedule that indicates the overall period of time it will take to complete the work, the sequence in which the construction activity will occur and the duration of each activity, - The Manager shall be responsible for reviewing all applications for payment made by the contractor and for making recommen- dations regarding payment amounts. • The Manager will assist in determining the dates of substantial completion and final completion, and will review the following submittals: as -built drawings; certificates of occupancy; AIA document G706 contractor's affidavit of payment of debts and claims; AIA document G706A contractor's affidavit of release of liens; application and certificate of final payment: contractor's guarantees /warranties; AIA document G7u7 consent of surety to final payment; contractor's release and waiver of mechanic's lien; maintenance stock; written notifica- tion from the contractor that the punchlist is complete; and, operating manuals. - The Manager shall be responsible for reviewing and evaluating any change order request submitted by the contractor seeking an adjustment to the contract sum and/or the contract time. The Manager shall recommend whether the contractor is entitled to an adjustment, and if so whether the amount and /or time extension quoted by the contractor is fair and reasonable. C. Construction Management Fee - The Manager shall be paid a fee for the aforementioned services equal to an amount that shall be calculated using the following percentages: Cost of Construction Fee Less than 550,000 Six percent (6 %) of the cost $50,001 to $100,000 Five percent (5%) of the cost 5100,001 to $250,000 Four percent (4%) of the cost Greater than $250,001 Three percent (3%) of the cost 2 D. Construction Management Qualifications and limitation • The Manager shall not be entitled to any fee as set forth in this Exhibit 0 for services performed at the Property which relate to the Manager's normal duties and responsibilities as described in the body of the Management Agreement, including without limitation, routine maintenance and repair and minor tenant improvements such as painting or vinyling of walls and the installation of carpeting or internal pardoning. The provisions of this Exhibit 0, including without limitation, the fee structure, shall only apply if the Owner has provided a written authorization to the Manager describing the work and specify- ing that the fee structure set forth in this Exhibit 0 shall apply to such work." L PRU3P C00CTUSLOMQUISTEXH1eIT.0 3 MANAGEMENT AGREEMENT THIS AGREEMENT, made and entered into as of the 26th day of February, 1993, by and between PHOENIX HOME LIFE MUTUAL INSURANCE COMPANY, a New York corporation ( "Owner "), and REAL PROPERTY SYSTEMS, Inc., a Colorado corporation, ( "Manager "); WITNESSETH In consideration of the promises and covenants herein contained and of other good and valuable consideration, the receipt and sufficiency of which are hereby acknowledged by the parties hereto, Owner and Manager hereby agree as follows: 1. Appointment of Manager Owner hereby appoints Manager and Manager hereby accepts appointment on the terms and conditions hereinafter provided as the sole and exclusive agent to lease, maintain, operate, manage and supervise the property known as Center Place Retail Center located at 17005 - 17197 Southcenter Parkway, Tukwila, WA (the "Property "). 2. Term A. Term This Agreement shall commence on the first day of March, 1993, and shall terminate on March 1, 1994, unless sooner terminated as provided in Section 2B below. Unless terminated as provided herein, the Term shall be self- renewing for successive periods of one year each. B. Termination Notwithstanding the provisions of Section 2A hereof to the contrary, this Agreement may be terminated, and the obligations of the parties hereunder shall thereupon cease, upon the occurrence of any of the following circumstances: (a) If a petition for bankruptcy, reorganization or arrangement is filed by or against Owner or Manager or if either shall make an assignment for the benefit of creditors or take advantage of any insolvency act, the other party may terminate this Agreement upon ten (10) days' written notice. RECEIVED CITY OF TUKWILA FE B 1 5 1995 PERMIT CENTER (b) If Manager shall fail to comply with any rule, order, determination, ordinance or law of any Federal, state or local governmental authority pertaining to the Property, or any applicable Board of Fire Underwriters, Owner may terminate this Agreement upon ten (10) days' written notice to Manager unless the failure to comply is at the direction of Owner, or due to the fact that Owner does not provide to Manager the funds necessary in order to effectuate compliance; or (c) If either party shall default in the performance of any of its duties and obligations hereunder and such default shall continue for thirty (30) days after receiving written notice designating the default from the non- defaulting party, then the non - defaulting party may terminate this Agreement upon two (2) days' written notice to the defaulting party; and (d) If Owner shall sell the Property, Owner shall have the right to terminate this Agreement on the date of such sale upon, not less than ten (10) days' notice to Manager. Termination will occur upon the sale date, even though such date may not be known or specified in the notice. (e) Either party may terminate this Agreement with or without cause upon thirty (30) days' written notice to the other. In the event of termination under this subsection B, Manager shall be entitled to the compensation provided for herein to and including the date of termination. No fee, damages or compensation shall be payable to Manager due to the termination of this Agreement. C. Property of Owner Within fifteen (15) days after termination of this Agreement, Manager shall turn over to Owner all funds, books and records which are the property of the Owner, including without limitation unpaid invoices and a list of unpaid charges incurred in connection with the operation of the Property. Owner may withhold funds owing to Manager until such time as Manager complies with the requirements of this Article 2C. 3. Compensation A. For Manager's services under this Agreement, Manager shall be entitled to, on or before the 20th day of each month during the Term, a sum equal to four and one half percent (4.5 %) of the gross rents received by Owner from the operation of the Property during such month. "Gross rents" shall include all rental receipts arising out of the use and occupancy of the Property, but shall exclude the following: deposits until forfeited, expense reimbursements, amortization of tenant improve- •, (` - 3 - ments, merchant association dues, proceeds of insurance claims, tax rebates, condemnation awards and judicial awards. 4. Resoonsibilities_of Manager A. General Subject to the terms hereof, Manager is hereby charged with the sole and exclusive management of the Property, and shall provide Owner with the services customarily provided for in such instances, and shall do and perform any and all things reasonably necessary for the pleasure, comfort, service and convenience of the tenants of the Property. Owner, however, reserves the right to initiate, modify and /or approve all policy matters not specifically covered in this Agreement. B. Receipt of Funds; Bank Accounts Manager shall use its best efforts to collect all rents, receipts, income and security deposits and all other sums of money whatsoever (all hereinafter collectively called "Receipts ") which may be due or payable to Owner in connection with the occupancy, use or enjoyment of the Property, and to account to Owner for the Receipts and to remit the same to Owner in accordance with the subsequent provisions hereof. Owner hereby authorizes Manager to request, demand, collect, receive and receipt for all Receipts and to recommend to Owner the institution of legal proceedings for the collection thereof and for the dispossession of tenants and other persons from the Property. Manager shall deposit all Receipts in a segregated account (for the Property covered by this Agreement only) maintained with a bank approved by Owner. No funds other than the Receipts shall be deposited in the Property Account. Manager may withdraw funds from the Property Account to pay such expenses of operation as are herein provided (including, without limitation, the compensation to Manager provided in Section 3 hereof). Manager shall deposit the Receipts in the Property Account within two (2) business days following their collection. Owner may withdraw any and all amounts in the Property Account at any time, except for a reserve sufficient to meet current obligations of the Property, and Manager shall provide to Owner bank signature cards allowing such withdrawal within ten (10) days of the establishment of the account. Manager shall place all lease security deposits in an interest - bearing Trustee Account, and, if allowedby.state law, any interest income .thereon .shallbe remitted annually to Owner. Manager shall comply with any applicable law relating to the payment to tenants of any interest on security deposits. Manager or Owner shall draw upon such Trustee Account jointly or separately as required by Owner. Withdrawal of principal from the Trustee Account shall be only for the purpose of 1 -4- i returning deposits to tenants upon lease termination or transferring forfeited security deposits to the Property Account. C. Monthly and Annual Statements On or before the first day of the first full calendar month after the commencement of the Term and on or before the first day of each and every calendar month thereafter to and including the first day of the calendar month next following the end of the Term, Manager shall deliver to Owner an accounting (hereinafter called the "Monthly Statement ") on Owner's standard forms, copies of which are attached, setting forth for the preceding calendar month (and fractional calendar month if the Term shall commence upon other than the first day of a calendar month) the source of the Receipts, the expenses of operation and the names of the tenants then delinquent in the payment of rents or other charges and the amount of each such delinquency and action being taken to cure same. Owner shall have the right at any time to amend such forms, or substitute other forms in replacement thereof. The cash basis of accounting shall be used in preparing the Monthly Statement. At the election of Owner, the Monthly Statement shall also include a check register indicating the name of each payee of each disbursement for the prior month, the amount of each disbursement, the check number and a description of the category of the disbursement and receipted itemized bills. Concurrently with the delivery of the Monthly Statement, Manager shall remit to Owner the excess of the Receipts over the expenses of operation for the preceding month. In the event the expenses of operation exceed the receipts, Manager shall immediately notify Owner thereof. Notwithstanding the foregoing, Manager may maintain petty cash funds in the maximum sum of 5300 and may make payments therefrom in the ordinary course of business and in accordance with customary management practices. Manager shall remit to Owner by wire transfer eighty percent (80%) of the estimated cash flow for the current month's operation by the 10th day of the current month and the balance by the 25th of the current month. Manager shall close the accounts for the Property on or about the 15th day of each calendar month in order to allow time for the completion and submission of the Monthly Statement by the first day of the succeeding month. Manager shall explain line item variances on the Monthly Statement exceeding five percent (5%) of the monthly amount budgeted for such items coincident with submission of the Monthly Statement. D. Payment of Expenses of Operation Costs and expenses incurred by Manager in accordance with the provisions of this Agreement shall, unless herein specified to the contrary, be deemed to be "Expenses of Operation" and shall be payable by Manager in accordance with Section 48 above. Expenses of Operation shall not include any principal, interest, -5- ground rent or any other payments due under any mortgage, ground lease or other security instrument affecting the Property, or real estate taxes, insurance, capital improvements or special assessments, except to the extent that Owner requests Manager to make any such payments on Owner's behalf. E. Books and Records Manager shall maintain at its principal office adequate and separate books and records in connection with its management and operation of the Property. Such books and records shall be kept in accordance with generally accepted accounting principles at Manager's expense. Owner may examine said books and records at Manager's principal office at any and all reasonable times with or without prior notice. After the end of each calendar year, Manager, upon request by Owner, shall have an annual audit of the books and records of the Property made by a firm of certified public accountants approved by Owner, and a financial report prepared. At Owner's election, such report shall be certified to by said accountants. The reasonable expense of the annual audit shall be deemed an Expense of Operation. At Owner's election, said accountants shall also prepare all forms, reports and returns required by any Federal, state, or local authority having jurisdiction over the Property. F. Annual8udnet Manager agrees to compile and complete an 18 -month operating budget (the "Annual Budget ") from July through December of the current year and January through December of the following calendar year on Owner's standard forms, a copy of which is attached as Exhibit _ , (or any successor thereto or substitute therefor). The Annual Budget shall be delivered to Owner no later than the date which is stipulated in the budget package which will be forwarded to Manager. Manager agrees to compile and submit to Owner for approval within 30 days of the commencement of this Agreement an operating budget for the Property for that portion of the calendar year from the effective date of this Agreement to the last day of such year. It is hereby understood and agreed that all information contained in the Monthly . Statements, the Annual Budgets, the Manager's own receipts and disbursements reports (or any successors thereto or substitutes therefor) and any and all other data prepared with respect to the Property and provided to Manager by or on behalf of Owner is for the purpose of the management of the Property and for the internal use of Owner and Manager only and that said information shall at all times be held in a confidential manner by Manager and not released to third - parties without Owner's prior written authorization to the contrary. • .,�. -6- Each Annual Budget shall include as a part thereof regional and neighborhood market data, an analysis of the Property and rental rate recommendations. The Annual Budget, after approval by Owner, shall be used by Manager as a guide for the actual operation of the Property and shall be subject to comparisons monthly and revisions periodically as mutually agreed to by Owner and Manager. Manager shall obtain the prior approval of Owner for any expenditure or expenditures which would cause a particular budget category to be exceeded by more than ten percent (10%) or which would cause the total amount of the budgeted expenditures to be exceeded by more than five percent (5 %), calculated an a year -to -date basis. Manager shall submit periodic market analyses as requested by Owner and in a format approved by Owner. Prior to the expenditure of any funds by Manager in the procurement of materials or services in excess of $ 2,500, Manager shall obtain a minimum of three bids for such, unless waived by Owner. G. insurance /Indemnity Manager, at its sole expense, shall purchase and keep in force the types and amounts of insurance listed below written by companies licensed in the state where Manager is domiciled and having a Best rating of B' and policyholder's surplus of 25,000,000 or better. Required Insurance: Commercial General Liability, contractual liability, personal and advertising injury with a minimum limit of $1,000,000 per occurrence and $2,000,000 general aggregate. Commercial Automobile Liability with a minimum limit of $ 1,000,000. Catastrophe (Umbrella) Liability insurance with a minimum of $2,000,000 for each occurrence. Workers' Compensation as per the statutory requirements and employers' liability in the amount of $500,000. The Manager shall hold the Owner free and harmless from loss of the Owner's funds due to the dishonest acts of its employees and agrees to reimburse the Owner for any losses due to such acts. The Manager shall, at its expense, obtain and maintain for the duration of this Agreement a fidelity bond in the amount of $2,000,000, with a deductible no greater than $100,000 to be written by companies licensed in • f i •. ... -7- the state where Manager is domiciled and having a Best rating of B* and policy- holder's surplus of $25,000,000 or better. The Owner shall, at its expense, obtain and maintain for the duration of this Agreement, a general liability policy which includes the Manager and Owner as insureds. The policy shall be written by a company licensed in the state of Connecticut having a Best rating of B* and policyholder's surplus of $25,000,000 or better. The Owner and the Manager mutually agree to provide each other with Certificates of Insurance evidencing compliance with the above requirements and such certificates are to be on an appropriate ACORD form. H. Taxes and Assessment) Manager shall annually make a review of and submit a report on all real estate and personal property taxes and all assessments affecting the Property and shall file all personal property tax returns after consulting with Owner concerning the contents thereof. Manager shall pay when due all personal property taxes which Owner is obligated to pay if so directed by Owner. Compliance with Leaal Reauirements Manager shall take such action as shall be necessary to comply with any and all orders or requirements affecting the Property by any Federal, state or local authority or by any local Board of Fire Underwriters having jurisdiction over the Property. Manager may cause the same to be complied with, if the cost does not exceed One Thousand Dollars ($1,000), without Owner's written approval or if covered by an existing budget; provided, however, Manager shall not take any such action if Manager or Owner is contesting any such order or requirement. If the cost thereof exceeds One Thousand Dollars ($1,000) or if the violation might expose Manager or Owner to a fine, penalty or criminal liability, Manager shall immediately communicate with Owner in person or by telephone or telegraph so that the arrangements may be promptly made for compliance with such orders or require- ments. Manager shall prepare and, after obtaining the written approval of Owner, file any such reports and documents with respect to the Property as may be required by any local, state or Federal authority. J. Leasing Services of the Manaaer Manager shall devote its best efforts to the negotiation of leases and lease renewals for any space in the Property that is now or becomes vacant during the term of this • Agreement. • - 8 - J.1 Leasing Manager shall cooperate with and use its best efforts to assist Owner in the leasing of any part of the Property now or hereafter available for lease during the term of this Agreement, but shall not in any event be entitled to a • commission for such cooperation and assistance. J.2 Right to AoorovEl Owner shall have the right, in its sole discretion, to approve the terms, condition, and form of any proposed lease and to approve any prospective tenants. Unless this Management Agreement pertains to an Apartment Property, Manager shall have no authority to sign leases and Manager shall forward all such leases to Owner for signature. • J.3 Direct Neootiations Owner, may, if it deems it to be necessary or prudent, enter into negotiations directly with any prospective tenants produced by Manager; provided, however, that such direct negotiations by Owner shall not affect the amount of any commissions due Manager or whether or when a commission is deemed to be earned hereunder. Owner may request and Manager shall assist in negotiations with any tenants not produced by Manager and, in such event, no leasing commission shall be earned unless agreed to in writing by the parties hereto. Manager, however, may refuse such a request by Owner if the request is for services comparable to those normally performed by a leasing broker. If Manager cooperates with or assists Owner in the leasing of any part of the Property, Manager shall have no interest in or right to any claim for any portion of any leasing commission paid by Owner to any outside broker. J.4 Leasino Indemnity of Manage Manager hereby agrees to indemnify and hold harmless Owner from any and all liability, costs, obligations, expenses (including without limitation reasonable attorneys' fees), judgments, damages, claims and demands of any kind whatsoever arising out of (a) any claim for any leasing commission, compensation, brokerage fee or other charge made against Owner, other than those expressly approved and _agreed to by Owner, by any broker, agent, finder or any other party dealt with or engaged by Manager in connection with the leasing of the Property; (b) any claim for such by any such party with regard to a fee or commission earned or claimed to be earned; (c) any negligent act or omission or failure of disclosure by Manager, its agents or employees in its leasing activities hereunder; or (d) any act of Manager, its -9- agents or employees beyond the scope of the Manager's authority hereunder and not otherwise authorized by Owner. This indemnity shall survive any expiration or termination of this Agreement as to any claims arising prior to such expiration or termination. K. Renewals. Extensions and Expansions K.1 Leasing Commission payable for renewals. extensions and expansions A leasing commission equal to three percent (3%) of the scheduled base rental income, excluding pass - throughs and amortization of tenant improve- ments up to a period of five (5) years: A. Shall be earned by Manager for any renewal or extension of the term or expansion of the premises of any lease originally negotiated by Manager, exercised pursuant to any provision of such lease, if at such time this Agreement is still in effect. B. Shall be earned by Manager for any renewal or extension of the term of any expansion of any lease negotiated by Manager while this Agreement is in effect. Any leasing commission payable one half (1/2) at lease execution and one half (1 /2) at occupancy by the tenant. The amount otherwise payable to Manager under this subsection shall be reduced by the amount of any commission due to an outside broker for the respective renewal, extension or expansion. K.2 General Exclusions and Adius tments Whenever any commission is due hereunder, the following portions of the lease term or of the rent under a lease shall be excluded or adjusted: A. If an existing tenant relocates within the Property, prior to the termina- tion otherwise provided under its lease, the commission shall be computed at the rate otherwise applicable hereunder for renewals or extensions, but for the portion of the relocation lease term equal to the unexpired term of the previous lease, the rate shall only be applied to the increase, if any, in the rent. • B. The commission due for any expansion by an existing tenant shall only be computed on the net overall increase in rent payable by the tenant ( -10- and in the event that another tenant vacates the space prior to the expiration of its lease to permit the expansion, the rent subject to commission shall be further reduced by the vacating tenant's rent for the period of such unexpired term. C. If Owner assumes the obligation to pay rent under a tenant's lease for space outside the Property, the rent subject to commission shall be reduced by the total amount of rent assumed for the term of such assumption. D. The rent subject to commission shall be reduced by the total amount of any rent payable to a tenant by Owner for space subleased back to Owner. E. The amount payable by tenant to amortize the cost of tenant finish work in the leased premises shall be excluded from rent in calculating any commission due hereunder. F. If (I) any commission is due to Manager under this Agreement, whether for an initial term, an extension, a renewal or an expansion; (ii) within ninety (90) days of the ninety of tenants occupancy, the tenant defaults under its lease; and (iii) Owner thereafter terminates the lease based on such default; Manager shall reimburse Owner for difference between the total commission paid and a commission calculated through the date of such tenant's default. G. Except as specifically provided hereunder, no leasing commission, • finder's fee broker's fee or other type of commission shall be due Manager for any lease, ground lease, sale, conveyance or transfer of the Property or any interest in the Property, or for any financing or refinancing of the Property. 5. Management Authority A. Contr ?its. CaoitaLgapenditures Manager is authorized to make and enter into for the account of, and at the expense of, Owner all contracts for utilities, window cleaning, scavenger and other services, equipment leases and other agreements as are required in the ordinary course of business for the operation, maintenance and service of the Property and to pay for the same when due provided that (a) all original contracts shall be submitted to 1 -11 Owner for review and approval at least ten (10) days before Manager signs the same, (b) renewal contracts shall be submitted to Owner for prior review, and (c) the expense thereof is in the budget approved by Owner. Manager shall make no expenditures in excess of One Thousand Five Hundred Dollars (81,500) for any single item or in excess of Five Thousand Dollars ($5,000) during any single year for capital improvements or for renovation, replacement, repair or maintenance without the prior written approval of Owner, except for items approved in the Annual Budget. B. Employment of Personnel Manager shall select, hire at reasonable wages, supervise and discharge all personnel working on or at the Property. Manager shall not discriminate against any employee or applicant for employment because of race, creed, color, sex or national origin. Manager shall employ a sufficient number of capable employees to enable Manager to properly, adequately, safely and economically manage, operate and maintain the Property, including, without limitation, a resident manager. All personnel shall in every instance be deemed employees of Manager and not of Owner and Owner shall have no right to supervise or direct such employees. The wages, salaries and other compensation, including Social Security taxes, unemployment compensation and similar items, shall be paid by Manager and shall be deemed to be Expenses of Operation. All fringe benefits, medical and health insurance and group life insurance shall be deemed to be Expenses of Operation, but such benefits and plans are subject to the approval of Owner, which approval shall not be unreasonably withheld. The terms "Employee" and "Personnel" shall include, without limitation, employees of a casual, temporary or part-time nature. Notwithstanding the foregoing, the salaries and wages of a building manager, executive personnel of Manager above the level of building manager, and bookkeepers, leasing agents, purchasing personnel and any other employees not listed on the Annual Budget shall be paid by Manager and shall not be deemed to be Expenses of Operation. d C. Advertising Manager shall, as an Expense of Operation, advertise the Property for rent at such times and by use of such media as it deems necessary and at a cost not greater than that set forth in the Annual Budget. D. ay(pgii @s Manager shall, as an Expense of Operation, purchase such supplies and other expendable items as are necessary to operate the Property. When taking bids or issuing purchase orders, Manager shall secure for the credit of Owner any discounts, commissions or rebates obtainable as a result of such purchases. 6. General Provisions A. Relationship Manager and Owner shall not be construed as being joint venturers or general partners and neither shall have the power to bind or obligate the other except as set forth in this Agreement. Manager shall act as and be deemed to be an independent contractor for Owner for all purposes. Nothing herein shall deprive or otherwise affect the right of either party to own, invest in, manage or operate property or to conduct business activities which are competitive with the business of the Property. B. Assignment This Agreement shall not be assigned by Manager without the prior written consent of Owner. C. Benefit and Obliaations The covenants and agreements herein contained shall inure to the benefit of and be binding upon the parties hereto and their respective heirs, executors, successors and assigns. D. Corrections to the dry -rot problems and conditions have been accomplished by removal of debris from the crawl space, making sump pumps operational, placement of plastic moisture barrier and use of pressure - treated lumber where appropriate. Forced air ventilation was adequate during our investigations of the crawl spaces, however, continuing maintenance of the fan units must be a high priority for future operations of the .buildings. 3. Double 2x12 ® 16” o.c. were used to frame the grid C to D bay (18' span) and single 2x12 @ 12" from grid D to E (16' span) both of which meet the live load requirements for this area. 4. The new plywood floor sheathing shall,have the 40/20 panel index, be the same thickness as existing plywood, and shall.be edge - blocked. 5. The specified admixtures are to be used in' all new concrete for this project; and shall be placed monolithically between construction joints (unless otherwise directed by the engineer). 6. Special inspection will be required for piling, concrete and reinforcing steel. 7. Crawl space access openings are shown on the drawings. 8. The Section 1 on sheet 3 has been modified and expanded by reference to Section 11 on sheet 3 to cover this condition.
