Handouts are available at the Building counter which provide more detailed information on application and plan submittal requirements. Application and plans must be complete in order to be accepted for plan review. VALUATION OF CONSTRUCTION Valuation for new construction and additions are calculated by the Department of Community Development prior to application submittal. Contact the Permit Coordinator at 431 -3670 prior to submitting . application. In all cases, a valuation amount should be entered by the applicant. This figure will be reviewed and is subject to possible revision by the Building Division to comply with current fee schedules. BUILDING OWNER / AUTHORIZED AGENT If the applicant is other than the owner, registered architect/engineer, or contractor licensed by the State of Washington, a notarized letter from the property owner authorizing the agent to submit this permit application and obtain the permit will be required as part of this submittal. EXPIRATION OF PLAN REVIEW Applications for which no permit is issued within 180 days following the date of application shall expire by limitations. The building official may extend the time for action by the applicant for a period not exceeding 180 days upon written request by the applicant as defined in Section 304(d) of the Uniform Building Code (current edition). No application shall be extended more than once. (UFC 1103.3.2.3) 3. All new fire alarm systems or modifications to existing systems shall have the written approval of The Tukwila Fire Prevention Bureau. No work shall commence until a fire department permit has been obtained. (City Ordinance #1742) (UFC, 1001.3) Maintain square foot coverage of detectors per manufacturer's specifications in all areas including: closets, elevator shafts, top of stairwells, etc. (NFPA 72, 5- 1.3.4) Call the Tukwila Fire Department at 575 -4407 for approval of any system shut down. All electrical work and equipment shall conform strictly to the standards of The National Electrical Code. (NFPA 70) 5. Required fire resistive construction, including occupancy separations, area separation walls, exterior- walls due to location on property, fire resistive requirements based on type of construction, draft stop partitions and roof coverings shall be maintained as specified in the Building Code and Fire Code and shall be properly repaired, restored or replaced when damaged, altered, breached, penetrated, removed or improperly installed. Bellevue, Washington 98004 Re: Starbucks Coffee tenant improvement, permit application # B95 -0341 Dear Mr. de Leon: The initial plan review has been completed by Tukwila Building Division. Your permit application will now be routed, sequentially, to Fire Prevention Bureau and Planning for their respective review and approvals. Upon completion your application will be returned to Building Division for final review coordination and the preparation of the permit documents. Prior to final review approval by Building Division it will be necessary to provide clarifications to the plans to show compliance with Tukwila ordinances. The following comments are applicable: 1, Re: Sheet A -2 - This sheet is stamped and signed by a professional engineer in black ink with the phrase ' for structural check" in black ink. Two of the details on this sheet have notes that were lettered with a blue ball point pen. Since this now is an original document, please submit a new copy of this sheet with the engineers stamp and signature, or have the engineer "cloud" the ink notes and initial and date the notes on both copies that were submitted. 2. Provide general notes to plans to include (at minimum): grade and species of wood framing members, specification for expansion anchor bolts, concrete and reinforcing bars to be used. 3. Provide a call -out for the required anchors at the greenhouse to masonry wall connection. Re: 6/A -3 and shop drawing detail D /2. 4. The structural calculations submitted with this application are not consistent with the proposed /detailed greenhouse addition. These calculations include a disclaimer which in effect makes these calculations "site specific ". Please submit the calculations for the Starbuck Coffee addition which match the shop drawings included with your application. 5. Perimeter insulation for the floor slab is required to provide an R -value of 10. 7. Roof over entry area is required to be sloped at minimum 1/4 unit vertical in 12 units horizontal (2% slope). Indicate this requirement on the plan. In addition, an overflow drain is required for this roof. Requirements shall be in accordance with UBC Sec. 1506.3 Please indicate on plans a proposed method of accomplishing this requirement. Please review the listed comments and provide two copies of new information and/or revised drawings that are developed.
