4: All mechanical work shall be under separate permit issued by the City of Tukwila.
5: All permits, inspection records, and approved plans shall be available at the job site prior to the start of any construction. These
documents are to be
maintained and available until final inspection approval is granted.
6: All construction to be done in conformance with approved plans and requirements of the Uniform Building Code (1997 Edition) as
amended, Uniform Mechanical Code
(1997 Edition), and Washington State Energy Code (1997 Edition).
7: Notify the City of Tukwila Building Division prior to placing any concrete. This procedure is in addition to any requirements for
special inspection.
8: Validity of Permit. The issuance of a permit or approval of plans, specifications, and computations shall not be con- strued to be a
permit for, or an approval
of, any violation of any of the provisions of the building code or of any other ordinance of the jurisdiction. No permit presuming to
give authority to violate
or cancel the provisions of this code shall be valid.
9: Ventilation is required for all new rooms and spaces of new or existing buildings in conformance with the Uniform Building Code
and the Washington State
Ventilation and Indoor Quality Code, Chapter 51 -13 WAC.
10: ** *FIRE DEPARTMENT CONDITIONS * **
11: ** *FIRE EXTINGUISHERS * ** - UFC Article 10 and NFPA 10.
12: Portable fire extinguishers shall be securely installed on the hanger or in the bracket supplied, placed in cabinets or wall recesses.
The hanger or bracket
shall be securely and properly anchored to the mounting surface in accordance with the manufacturer's instructions. The extinguisher
shall be installed so that
the top of the extinguisher is not more than 5 feet above the floor and the clearance between the bottom of the extinguisher and the
floor shall not be less
than 4 inches.
13: Extinguishers shall be located so as to be in plain view (if at all possible), or if not in plain view, they shall be identified with a sign
stating, "Fire
Extinguisher ", with an arrow pointing to the unit. (NFPA 10, 106.3) (UFC Standard 10 -1)
14: Clear access to fire extinguishers is required at all times. They may not be hidden or obstructed. (NFPA 10, 1 -6.5)
15: The total number of fire extinguishers required for your establishment is calculated at one extinguisher for each 3000 sq. ft. of
area. The extinguisher(s)
should be of the "All Purpose" (2A, 10B:C) dry chemical type. Travel distance to any fire extinguisher must be 75' or less. (NFPA 10, 3-
1.1)

barred, latched or otherwise rendered unusable. All locking devices shall be of an approved type. (UFC 1207.3)
19: Dead bolts are not allowed on auxiliary exit doors unless the dead bolt is automatically retracted when the door handle is engaged
from inside the tenant
space. (UFC 1207.3)
20: Exit hardware and marking shall meet the requirements of the Uniform Fire Code. (UFC 1207 -1212)

28: Material safety data sheets for all hazardous materials on the premise shall be readily available on site for emergency personnel.

condition or violation.

Your application has been determined to be incomplete.
You are proposing the conversion of an existing two -car garage to a two -bay automotive service
business. This new business will occupy a portion of an existing building that is currently used for
as a furniture -TV rental store.
Different land uses in the same building generate different kinds of parking impacts. Any additional
uses, either secondary or accessory in nature, must have parking available that does not impact
the minimum parking of the original or primary use (TMC 18.56.030 and 18.56.050). Our code also
requires that if a change of use takes place which requires an increase in the parking area that is
greater than 100 %, then the parking standards for the entire building must be brought into
conformance (TMC 18.70.080(C)).
