This procedure is in addition to any requirements for special inspection. 10: Validity of Permit. The issuance of a permit or approval of plans, specifications, and computations shall not be construed to be a permit for, or an approval of, any violation of any of the provisions of the building code or of any other ordinance of the jurisdiction. All inspection requests for utility work must also be made 24 hours in advance. 14: Work affecting traffic flows shall be closely coordinated with the City Utilities Inspector. Vapor Barriers: An approved vapor barrier shall be installed at exterior walls and at all roof decks, below enclosed joist spaces where ceiling finishes are directly installed to joists, and any other wall or ceiling surfaces which receive insulation. This vapor barrier may be a component of the insulation material. Application and installation of insulation and vapor barriers shall comply with State of Washington thermal insulation standards (H.B. 96). ELECTRICAL NOTES 69. Provide double joists each side of openings unless detailed otherwise. Provide solid blocking over bearing partitions, wails and beams. Attach timber joists to flush headers and beams with Simpson series metal joist hanger to suit the joist size. Pl 52. Plywood panels shall meet the requirements of the latest edition of "U.S. Product Standard PS -1 for Softwood Plywood ". Each piece shall bear the APA grade trademark of tree American Plywood Association. Plywood roof and wall sheathing to be C -D INT -APA (with exterior eliiP) per SBC Standards unless noted otherwise. Minimum plywood to be 6" o.c. at all supported edges and 12" o.c. at interior supports. Nails to be 8d common for 1/2" plywood, 10d common for 5/8" and 3/4" plywood roof and floor sheathing. Stagger and lap at roof and floor sheathing. Nails shall be driven flush but not fracture the surface of the sheathing. All floor sheathing to be glued and nailed continuously at all floor joists. 53. At shear walls: Nails shall be 10d common for 1/2" sheathing with all edges blocked, 10d nails © 4" o.c. ® edges and 10" o.c. © field. 54. Support shall be supplied to all plywood edges with plyclips, blocking, tongue and groove plywood joints or other approved methods per APA recommendation. Supports to occur at 4" o.c. © edges and 6" at field. Glued Laminated Members 55. Glued laminated members shall be fabricated in conformance with U.S. product standard PS -56 -73 for structural glued laminated timber. All members shall be fabricated of industrial grade western woods in accordance with American Institute of Timber Construction (AITC) Specifications using water resistant glue throughout. Each member shall bear on AITC identification mark and be accompanied by an AITC certificate of conformance. One coat of end sealer shall be applied immediately after trimming in either shop or field. Roof Trusses 56. Trusses to be designed by a licensed Washington State Professional Engineer. Roof trusses shall be plant fabricated of Douglas Fir -Larch or Hem Fir. All mechanical connectors shall be SBC approved and loads shall be in accordance with the allowable stresses of truss connectors for approval and verify all truss lengths prior to fabrication. Shop drawings shall include a placing plan, load diagrams and erection bracing and handling requirements. Each wood truss member shall carry a grading stamp. No field modifications of trusses will be allowed without the manufacturer's approval. (3) sets shop drawings required. . Roof Framing 57. Provide continuous blocking for rafters at the supports and cross bridging as required. Provide blocking and bridging for trusses per roof truss manufacturer requirements. Flush beams not called out on the plans shall be double joists. All vertically laminated beams and headers shall be spiked together with 2 rows of 16d nails 12" o.c. staggered. Searing Wall Framing: 2x4 studs unless noted otherwise 58. Not less than (3) studs shall be installed at each corner on an exterior wall. All door and window headers not called out on the plan shall be (2) 2x10 D >F> or H>M> #2 with one cripple and one stud each end for openings 4' -0" of less and two cripples and one stud for opening more than 4' -0" wide per SBC Chapter 23. FIREPLACES 34. Fireplace code per SBC Section 3102.7, local Building Department and requirements of manufacturer. See further notes on fireplace section. 35. Masonry fireplaces and chimneys are to be constructed to conform to all applicable portions of the SBC and SMC. Flue liner min. 5/8" fire clay (or equiv.) per SBC Section 3102.3.4. Flue area per SBC Section 3102.3. Chimneys shall support only their own weight unless specifically designed to support additional loads. 36. All fireplaces are to be provided with tightly fitting flue dampers, operated with a readily - accessible manual or approved automatic control and an outside source of combustion air, min. duct size of 6 sq. inches in area, provided with readily operable damper, located in front part of firebox. Fireplaces must be installed per any SBC and local conditions of approval. See fireplace details for further information. 37. Prefabricated fireplaces, chimneys and related components to bear U.L. or ICBO seal of approval. 38. Hearth Extensions. Hearths shall extend at least 1 6" from the front of, and at least 8" beyond each side of the fireplace opening. Where the fireplace opening is 6 SF or larger, the hearth extension shall extend at least 20" in front of, and at least 12" beyond each side of the fireplace opening. 39. Provide 2" clear between masonry and framing members at fireplaces. STRUCTURAL NOTES General 41. All materials, workmanship and construction shall conform to the requirements of the Seattle Building Code, latest edition. Verify all dimensions and condition before proceeding. Provide erection bracing as necessary until permanent support and stiffening are installed. Soils Soils Report# dated 42. Unless a soils investigation report by o qualified soils engineer is provided and attached, foundation design is based upon a minimum average soil bearing of 2,000 psf. All footings shall be cast on undisturbed firm natural soil or compacted soil of 2,000 psf bearing capacity at least 1' -6" below lowest adjacent grade, free of organic materials. Footing excavation shall be free of loose soils, debris and free of water at all times. Concrete 43. The selection of materials for, and the mixing and placing of all concrete, shall conform to the requirements of the Uniform Building Code, latest edition. Materials shall be proportioned to produce a dense, workable mix, having a maximum slump of 4 inches which can be placed without segregation or excess -free surface water. Water- cement ratios for 2500 PSI concrete strength (F'c) shall be a maximum of 6 gallons of water /sock of cement. The minimum number of sacks of cement per cubic yard shall be 6.0. 44. A water reducing admixture, conforming to ASTM C494 Classification D, shall be used in strict accordance with the manufacturer's recommendations. An air entraining agent, conforming to ASTM C260, shall be used in all concrete mixes. The amount of entrained air shall be 4.5% plus or minus 1.5% by volume. Maximum area of slab before control or expansion joint: 200 sf. Grout 45. Grout shall be Masterflow 713, or acceptable substitute. Masonry 46. Masonry bearing and shear walls to be reinforced. Units to be load bearing grade. Only type "s" mortar shall be used. All masonry reinforcing requirements shall conform tc Chapter 24 of the SBC. Re inforcing Steel 47. Unless noted otherwise, all reinforcing steel shall be deformed bars in accordance with ASTM specification A615, Grade 60, of the sizes shown on the drawings. Welded wire fabric shall conform to ASTM specification A -185. Minimum reinforcing in concrete slabs on grade and sidewalks shall be 6x6 -W1.4 x W1.4 WWF. Lap one full mesh at splices. Reinforcing steel shall be securely tied in place with #16 double annealed iron wire. Bars shall be detailed in accordance with the "ACI Manual of Standard Practice for Detailing Reinforced Concrete Structures ", latest edition. A minimum lap for all bars shall be 1' -6" or 30 bar diameters, whichever is more. Pier footings under bearing walls of post and beam systems and concentrated loads shall have a minimum of 10" edge thickness and shall project a minimum of 8" above exposed earth per SBC Section 2317.5. 10. Where structural columns and posts are exposed to weather or water splash above a concrete surface, provide a 1" plinth above the concrete surface per SBC Section 2317.5. 11. Provide 18" minimum crawl space under wood joists and 12" minimum crawl space under wood girders per SBC Section 2306.3. 12. Provide electrical ground wire embedded in foundation per electrical code. 13. Foundation plates shall be bolted to the foundation with no less than 5/8" nominal diameter steel bolts embedded at least 8" into the concrete and spaced no less than 24" apart There shall be a minimum of (2) bolts per piece and within 12" from each end, unless otherwise noted. 14. A ground cover vapor barrier of min. 6 mil (0.006 ") polyethylene (or equivalent) shall be installed in all crawl spaces, joints lapped 12 ". Extend up foundation wall at least to outside ground line. 15. Crowl space ventilation minimum net area not less than (1) SF for each (150) SF. Openings shall be placed as close to the corners as practicable and shall provide cross ventilation on at least two approximately opposite sides per SBC Section 2306.7. 16. Unobstructed access to crawl space to be min. 18" x 24" per SBC Section 2306.3. 16.1. Plate washers at all anchor bolts shall be 2 "x2 "x3/16" thick and shall be used on each bolt. There shall be a minimum of (2) bolts per piece. Anchor bolts shall be located no more than 12" from the end of a piece of plate or less than seven bolt diameters. RAMING 17. All framing shall be provided as shown on the drawings. Unless otherwise specifically provided, framing shall conform to the requirements of the SBC. 18. Foundation cripple walls shall be framed of studs not less in size than the studding above with the minimum (wall height) length of 14 ", or shall be framed of solid blocking.
