The site visit was coordinated in advance and conducted by Jesse L. 13inford, PE, Principal with BCII;. PURPOSE: 'llic following report contains BCIF's findings and recommended repairs regarding damages sustained to the Lave residence due to a tree strike. GENERAL: The Lowe dwelling (residence) is a single story conventionally framed timber structure over a concrete basement. The residence is a generally square structure oriented east to west, with the main entrance on the south side, accessed from 56th Avenue South. A tree failed and struck the south side of the residence above the kitchen, and the northeast side of the residence above the office. Roof construction consists of 2x rafters with lx ship -lap sheathing supporting III tab composite asphalt shingle rooting. Ceiling framing is 2x joists supporting gypsum ceiling board (GCB). Exterior walls arc 2 "x4" studs with lx skip -board sheathing and interior gypsum wallboard (GWB). Floor framing was not verified since no damage to the floor was observed. FINDINGS; 1. BCII: observed isolated damage to the roof fascia board along the south side of the residence. The roof was covered with a plastic tarp and, therefore, BCIE's observations of the roof exterior were limited. BCII; accessed the attic space over the kitchen and living room and observed no damage to the 2x roof rafters or lx ship lap sheathing. The homeowner's contractor, who was on site prior to placement of the plastic tarp, verified that he did not observe any 2x rafter damage and observed only isolated areas of punctures through the lx ship -lap sheathing. BCIE also observed that the covered entry walkway, framed out of 2 "x4" studs supporting clear corrugated plastic panels, was completely destroyed by the tree strike. 2. BCII? observed isolated damage to the kitchen's GCB and G\VB corner. Paint cracking was observed along the kitchen's south exterior wall. BCIE alo observed damage to the window trim in the southeast corner. Moderate damage was observed to the office's GCB and GWB at two locations as well as GCB and GW13 corner paint cracking. The GCB over the middle of the office was damaged along with the GCB and GWB above the office's cast windows. HOE also observed that the bottom corner of one of the windows was cracked due to the tree strike. 4. Damage was observed to the exterior deck railings. The deck is located along the east and south sides of the office and accessed from two locations: one location from the exterior at the south side of the deck and the second from the interior at the northeast corner of the living room. The extent of damage was isolated to the north side of the deck only. 5. 13C11? did not observe any damage due to the tree strike at the basement level. The homeowner, however, noted several areas of concern possibly related to the tree strike. BCI1', observed a large crack in the exterior concrete basement wall adjacent to the cast side exterior entry. The crack had smooth edges with debris and paint inside the crack, indicating the crack existed prior to the tree strike. BCIE observed an apparent shift in the basement hallway door, which separates the unfinished east side of the basement from the finished west side. Door operation was not hindered and the door jamb and trim did not have any of its corner edge conditions opened, which would indicate movement. BCIE also observed shims between the door jamb framing and existing wall framing, indicating the door had been recently installed, explaining the absence of paint along the GWB surface at the north side jamb. The areas of concern, noted by the homeowner during our site visit, were not due to the tree strike. RECOMMENDED REPAIRS: BC II; recommends the following repairs be completed: 1. Remove and replace the damaged roofing, punctured roof sheathing, and damaged fascia and cave (raining. Rebuild the covered entry walkway, using 2x pressure treated (P'1) framing with minimum nailing and hardware as required per Code. Posts should be 4x PT supported by precast concrete footings. 2. Repair the damaged interior GC13 and GWB finishes noted above. This would include all damaged finish trim around the kitchen and office windows. CLOSING: 'Iles concludes our investigative report for the Lowe residence tree strike. The damages noted above were limited to those related directly to the tree strike except for the conditions noted in Finding 115 above. The conditions noted in Finding 45 were not related to, nor were they magnified by, the tree strike. .111 other pre existing damage or defects, not magnified by the tree strike, were not included in this report.
