Form F.P. 113 November 8, 2007 RREEF Engineering 12720 Gateway Drive Suite 200 Tukwila, WA 98168 Attention: Greg Coleman RE: Structural Review Gateway Corporate Center Seattle, Washington Dear Greg: Cascade Crest Consulting Engineers, Inc. has performed a brief site visit on this date to observe e condition of the roof framing for Building 4 at Gateway Corporate Center in Seattle, Washington. The purpose of the visit was to observe wood containing dry rot discovered during the re- roofing project. This letter summarizes our observations and recommendations. Existing Building Description Observations CASCADE CREST CONSULTING ENGINEERS. INC. DO7--Z72- RECEWED E3 Q ti 2337 BUILDING DEPARTMENT rte The existing Building 4 is a one -story concrete tilt -up structure with panelized wood roof framing system. Oriented strand board (OSB) sheathing is supported by 2x subpurlins and glu- laminated wood purlins, which are in turn supported by glu- laminated wood beams. Steel columns and the perimeter concrete wall panels support the roof framing. The ground floor is a concrete slab -on- grade. The foundation system likely consists of conventional concrete spread footings with continuous strip footings at the perimeter walls and square pad footings at the columns. Apparently while the existing roofing was being removed an area on one of the OSB sheets was noted to contain dry rot. In removing the sheathing it was noted that the wood purlin supporting the roof deck also contained dry rot. The area impacted was approximately 22" from the face of the glu- laminated wood beam, 17" in length, and 1 -1/2" in depth. Recommendations To correct the existing condition the contractor was directed to remove the existing wood containing dry rot in the wood purlin (an area approximately 17" x 1 -1/2" x the width of the beam), to coat the existing beam with a product to kill any remaining dry rot spores, and to add wood blocking on top of the existing beam in the area of the removal. Based upon the location of the existing dry rot, no additional strengthening of the existing wood purlin is required. 21902 96th Ave. S.E. - Snohomish, WA 98296 - Phone: 206 -909 -7808 - Fax 360-668-8739 Gateway Corporate Park - Building We are pleased to assist you on this project. The S327 EnergySmart Roof membrane is a heat - weldable membrane for- mulated for direct exposure to the weather and is produced with an integral polyester scrim reinforcement for high strength. The S327 EnergySmart Roof membrane is used within the Sarnafil Express, Sarnafast® and Engineered mechanically- attached Systems. The S327 EnergySmart Roof membrane is produced in a variety of lengths and in two standard widths of 5 ft. (1.5 meters) 5S327, and 10 ft. (3 meters) ioS327. The S327 EnergySmart Roof membrane is a high - quality product contain- ing ultraviolet light stabilizers, flame retardant, and reinforcement. The S327 EnergySmart Roof membrane has a unique lacquer coating applied to the top of the membrane to minimize staining from airborne dirt and pollutants. The color of the weathering surface of the S327 EnergySmart Roof mem- brane is bright white and the underside color is dark gray. The manufacturing process causes The S327 EnergySmart Roof mem- brane to have no built -in stress at time of production and to have a fully -en- capsulated reinforcement with no risk of delamination or water - wicking. The S327 EnergySmart Roof membrane is thicker than many competitive prod- ucts which can improve weldability and service life. The EnergySmart S327 Roof membrane is available in the following thicknesses: 46-n, 4- (4,2_u n), Q0 mil (1.5 mm), l2 Irtft('1.8 mm), and -&O -(2.0 mm). S327 EnergySmart Roolmembrane has a unique configuration of the scrim reinforcement for high tearing strength, especially important for the Sarnafast seam - attached system. The S327 EnergySmart Roof membrane rolls are wrapped in a protective film and strapped to a wood pallet. Individual rolls weigh between 312 - 519 lbs for full rolls and 156 - 260 lbs for half rolls, depending on thickness of membrane. The S327 EnergySmart Roof membrane is installed by a Sika Sarnafil Authorized Applicator. The S327 EnergySmart Roof membrane is rolled out onto the insulation board or acceptable substrate, fastened to the roof deck with Sarnafasteners and Sarnarail, Samadiscs or Sarnabar and heat - welded together by trained operators using Sika Sarnafil's hot -air welding Sarnafil® Availability: Warranty: Maintenance: Technical: Technical Data (as manufactured): Parameters Corporate Office Sika Samafil Inc. 100 Dan Road Canton, MA 02021 Tel.: (781) 828-5400 1- 800 -451 -2504 Fax: (781) 828 -5365 Web: www.sikacorp.com The S327 EnergySmart is available directly from Sika Sarnafil Authorized Applicators. Product Data Sheet Edition: 4/2007 Version no.: 0003 Sarnaplate - Preassembled Overview: Composition: Features: Installation: Availability: Sarnaplate - Preassembled is a metal stress plate that is factory assembled with Sarnafastener -#12 and is used to attach insulation boards directly to steel (18 -24 gauge) or wood ( >15/32 inch) roof decks prior to the instal- lation of the Sarnafil mechanically- attached or adhered roof membrane. Sarnaplate - Preassembled saves installation time and worker fatigue on the rooftop. Sarnaplate - Preassembled consists of a 3 inch (75 mm) round, 26 gauge stamping of SAE 1010 steel with an AZ 55 Galvalume coating. Both the plate and fastener meet Factory Mutual 4470 criteria for corrosion resis- tance. Sarnaplate - Preassembled 3 inch (75 mm) round plate has a concentric rib design to increase strength and to provide protection to the membrane underside from abrasion by the fastener head. The Sarnafastener - #12 has a modified buttress thread with 12 -1/2 thread turns /inch (5 turns /cm) that maximizes pull -out performance and minimizes fastener stripping and back -out. The shank diameter is approximately 0.168 inch (4 mm) and the thread diameter is approximately 0.214 inch (5 mm). The driving head has a diameter of approximately 0.435 inch (11 mm) and is #3 Phillips design for positive engagement and simplicity of application. Sarnaplate - Preassembled is positioned and pressed into the surface of the insulation board. The fastener is then set into the roof deck with a heavy - duty (4 amp minimum), variable speed (0 - 2500 rpm), reversible screwgun with a clutch release and a # 3 Phillips drive bit. The plate is brought down to the insulation surface as the fastener is set to the correct depth. The fastener must penetrate the steel deck 1/2 inch (13 mm), the plywood deck underside 1/2 inch (13 mm) or the wood plank deck 1 inch (25 mm). Care must be taken to not damage the roof deck. Choose the correct fastener length and do not overdrive or underdrive the fastener. A stand -up fasten- ing tool is also available from Sika Sarnafil.
