The maximum footprint allowed for a 12580 sq. ft. lot is 27.4% per TMC 18.10.057. The proposed house exceeds the maximum footprint requirements. Please revise the plans to meet the building footprint requirements. Please note that TMC 18.06.097 defines building footprint as the square footage contained within the foundation perimeter of all structures located on a lot, plus overhangs projecting in excess of 18 inches, but excluding decks less than 18 inches above grade. 2. The fireplace vents on the east and west sides have to meet the 5 feet minimum setback requirement. 3. Also, please note that you may want to consider how the driveway in front of the garage will be used. Also, note that per TMC 8.25, the driveway area cannot be more than 1200 sq. ft. or 10% of the lot area whichever is greater.
