2: No changes shall be made to the approved plans unless approved by the design professional in responsible charge and the
Building Official.
3: All mechanical work shall be inspected and approved under a separate permit issued by the City of Tukwila Permit Center
(206/431 - 3670).
4: All permits, inspection records, and approved plans shall be at the job site and available to the inspectors prior to
start of any construction. These documents shall be maintained and made available until final inspection approval is
granted.
5: All construction shall be done in conformance with the approved plans and the requirements of the International
Building Code or International Residential Code, International Mechanical Code, Washington State Energy Code.
6: Notify the City of Tukwila Building Division prior to placing any concrete. This procedure is in addition to any
requirements for special inspection.
7: All wood to remain in placed concrete shall be treated wood.
8: There shall be no occupancy of a building until final inspection has been completed and approved by Tukwila building
inspector. No exception.
9: Remove all demolition rubble and loose miscellaneous material from lot or parcel of ground, properly cap the sanitary
sewer connections, and properly fill or otherwise protect all basements, cellars, septic tanks, wells, and other
excavations. Final inspection approval will be determined by the building inspector based on satisfactory completion of
this requirement.
10: All construction noise to be in compliance with Chapter 8.22 of the City of Tukwila Municipal Code. A copy can be
obtained at City Hall in the office of the City Clerk.
11: Ventilation is required for all new rooms and spaces of new or existing buildings and shall be in conformance with the
International Building Code and the Washington State Ventilation and Indoor Air Quality Code.
12: Water heaters shall be anchored or strapped to resist horizontal displacement due to earthquake motion. Strapping shall
be at points within the upper one -third and lower one -third of the water heater's vertical dimension. A minimum
distance of 4- inches shall be maintained above the controls with the strapping.
13: All plumbing and gas piping work shall be inspected and approved under a separate permit issued by the Cityof Tukwila
Permit Center.
14: All electrical work shall be inspected and approved under a separate permit issued by the City of Tukwila Building
Department (206 - 431- 3670).
15: VALIDITY OF PERMIT: The issuance or granting of a permit shall not be construed to be a permit for, or an approval of,
any violation of any of the provisions of the building code or of any other ordinances of the City of Tukwila. Permits

Expiration of Plan Review - Applications for which no permit is issued within 180 days following the date of application shall expire by limitation.
Building and Mechanical Permit
The Building Official may grant one or more extensions of time for additional periods not exceeding 90 days each. The extension shall be
requested in writing and justifiable cause demonstrated. Section 105.3.2 International Building Code (current edition).
Plumbing Permit
The Building Official may grant one extension of time for an additional period not exceeding 180 days. The extension shall be requested
in writing and justifiable cause demonstrated. Section 103.4.3 Uniform Plumbing Code (current edition).

JECB engineer arrived on site to check existing foundation for single family residence house addition. The
foundation for the addition is 12 inch concrete piers spaced 6 to 10 feet apart. Concrete was placed using sono
tubes, the depth of the pier was undetermined. The concrete appeared to be in good condition during the site visit
The native soil under the house was a brown silty sand. Native soils were probed with a half inch diameter steel
rod and found to be firm and non yielding in areas under the house. Areas along the perimeter were noted to be
softer than the interior. The residence did not have gutters and downspouts attached to the house. A drip line was
noted in the soil areas around the house. The softer are likely due to excess water in the soils.
We recommend gutters and downspouts be used to prevent excess runoff from infiltrating the soils near the
foundations and softening the foundation soils. Downspouts should be collected and directed away from the
house foundation to an approved storm drainage system.
Currently there are blocks stacked under the support beams. They do not add to the support of the structure.
Additional concrete placed under the wooden support beams that span the piers would assist in spreading the
house load over a larger area. It would also help with pest and moisture control under the house.

Dear Mr. Moodley:
I have reviewed the file for your building permit, and I was not able to find
Documentation from your engineer regarding the concrete walls that were placed
between the existing concrete foundation piers. As I understand from our phone
conversation your engineer determined that the additional foundation walls and footings
were not required for the structural integrity of the existing foundation piers. If this is
the case then we will need a copy of the engineer's fmdings.
Regarding the required inspections, please be advised that the framing inspection for this
project shall be made after the roof deck or sheathing, all framing, fire- blocking and
bracing are in place and pipes, chimneys and vents (to be concealed) are complete and the
rough electrical, plumbing, heating wires, pipes and ducts are approved.
In order to complete all the prerequisites for a framing inspection it will be necessary for
you to obtain the electrical, plumbing and mechanical permits for the work that you are
proposing. After these are inspected and approved you may then schedule the framing
inspection.

In reviewing our current records the above noted permit has not received a final inspection by the City of Tukwila Building Division.
Per the International Building Code and/or the International Mechanical Code, every permit issued by the Building Division under the
provisions of this code shall expire by limitation and become null and void if the building or work authorized by such permit is not
commenced within 180 days from the date of such permit, or if the building or work authorized by such permit is suspended or
abandoned at any time after the work is commenced for a period of 180 days.
Based on the above, you are hereby advised to:
Call the City of Tukwila Inspection Request Line at 206 -431 -2451 to schedule for the next or fmal inspection.
This inspection is intended to determine if substantial work has been accomplished since issuance of the permit or last inspection; or if
the project should be considered abandoned.
If such determination is made, the Building Code does allow the Building Official to approve one or more extensions of time for
additional periods not exceeding 90 days each. Extension requests must be in writing and provide satisfactory reasons why
circumstances beyond the applicants control have prevented action from being taken.
In the event you do not call for the above inspection and receive an extension prior to 07/26/2008 , your permit will become null and
void and any further work on the project will require a new permit and associated fees.
