Responses to the review comments below should be made in an itemized letter form. We recommend the permit applicant have the structural engineer (mezzanine) and modular office engineer respond and resubmit two sets of the revised drawings and one copy of the supplemental calculations for additional review. The minimum width of the angle is required to be 2 inches. One end of the ceiling grid in each orthogonal direction is required to be connected to the angle. See IBC Section 1603.1.5. 3. The fastening of the 1 -1/8 inch plywood floor sheathing specified at Note #5, Sheet S1, does not appear structurally adequate. Typically fastener spacing of 6 inches o.c. at supported edges is required. Substantiating data should be submitted verifying structural adequacy. See IBC Section 2306.3.1. 4. A response modification (R) factor of 3.5 is assumed in the calculations. Given the approach to the design of the seismic - force - resisting system in the calculations, an R factor of 3.5 does not appear structurally adequate. The system factors for seismic- Reid iddleton Mr. Bob Benedicto, Building Official City of Tukwila October 16, 2007 File No. 262007.005/01801 Page 3 force - resisting systems in Table 12.2 -1 of ASCE 7 -05 should be reviewed and the type of seismic - force - resisting system should be specified on the drawings (also noted above) to enable review. It appears a cantilevered column system is assumed. 5. The calculations consider the design of the steel base plates and anchorage at the steel columns but the drawings do not appear to provide a design for their construction. Details should be added to the drawings to enable review. 6. The calculations assume the steel base plates have a specified minimum yield stress (F of 50 ksi but the drawings do not appear to document this except for a reference to "connection plates" on Sheet S1. A note should be added to the drawings. See Section A4 AISC 360 -05 and Section A3 of Code of Standard Practice (AISC 303 -05). 7. The calculations report a tensile capacity of 3.18 kips for the concrete anchors at the steel base plates (page 6) but the analytical procedure to determine their capacity is not provided. Substantiating data verifying structural adequacy should be submitted for review. See IBC Section 1912.1 and Appendix D of ACI 318 -05. Corrections and comments made during the review process do not relieve the permit applicant or the designers from compliance with code requirements, conditions of approval, and permit requirements; nor are the designers relieved of responsibility for a complete design in accordance with the laws of the state of Washington. This review is for general compliance with the International Building Code as it relates to the project. If you have any questions or need additional clarification, please contact us.
