Exit sign placement shall be such that no point in an exit access corridor is more than 100 feet (30,480 nun) or the listed viewing distance for the sign, whichever is less, from the nearest visible exit sign. (IFC 1011.1) 30: Every exit sign and directional exit sign shall have plainly legible letters not less than 6 inches (152 mm) high with the principal strokes of the letters not less than 0.75 inch (19.1 mm) wide. The word "EXIT" shall have letters having a width not less than 2 inches (51 mm) wide except the letter "I", and the minimum spacing between letters shall not be less than 0.375 inch (9.5 mm). Signs larger than the minimum established in section 1011.5.1 of the International Fire Code shall have letter widths, strokes and spacing in proportion to their height. The word "EXIT" shall be in high contrast with the background and shall be clearly discernible when the exit sign illumination means is or is not energized. If an arrow is provided as part of the exit sign, the construction shall be such that the arrow direction cannot be readily changed. (IFC 1011.5.1) 31: Aisles leading to required exits shall be provided from all portions of the building and the required width of the aisles shall be unobstructed. (IFC 1013.4) 32: Exit signs shall be illuminated at all times. To ensure continued illumination for a duration of not less than 90 minutes in case of primary power loss, the sign illumination means shall be connected to an emergency power system provided from storage batteries, unit equipment or on -site generator. (IFC 1006.1, 1006.2, 1006.3) 33: Every room or space that is an assembly occupancy shall have the occupancy load of the room or space posted in a conspicuous place, near the main exit or exit access doorway from the room or space. Posted signs shall be of an approved legible permanent design and shall be maintained by the owner or authorized agent. (IFC 1004.3) 34: Means of egress, including the exit discharge, shall be illuminated at all times the building space served by the means of egress is occupied. The means of egress illumination level shall not be less than 1 foot -candle (11 lux) at the floor level. The power supply for the means of egress illumination shall normally be provided by the premise's electrical supply. In event of a power failure an emergency power system shall provide power for a duration of not less than 90 minutes and shall consist of storage batteries, unit equipment or on -site generator. (IFC 1006.1, 1006.2, 1006.3) 35: Maintain sprinkler coverage per N.F.P.A. 13. Addition/relocation of walls, closets or partitions may require relocating and/or adding sprinkler heads. (IFC 901.4) 36: All new sprinkler systems and all modifications to existing sprinkler systems shall have fire department review and approval of drawings prior to installation or modification. New sprinkler systems and all modifications to sprinkler systems involving more than 50 heads shall have the written approval of the W.S.R.B., Factory Mutual, Industrial Risk Insurers Kemper or any other representative designated and/or recognized by the City of Tukwila, prior to submittal to the Tukwila Fire Prevention Bureau. (City Ordinance #2050) 37: All sprinkler system plans, calculations and the contractors Materials and Test Certificates submitted to the Tukwila Fire Prevention Bureau must be stamped with the appropriate level of competency seal. Distance from a hydrant to a building is measured along the path of vehicular travel. (City Ordinance #2052) 45: An approved manual fire alarm system is required for this project. The fire alarm system shall meet the requirements of Americans With Disabilities' Act (1.B.C.), N.F.P.A. 72 and the City of Tukwila Ordinance #2051. 46: All new fire alarm systems or modifications to existing systems shall have the written approval of The Tukwila Fire Prevention Bureau. No work shall commence until a fire department permit has been obtained. (City Ordinance #2051) (IFC 104.2) 47: Local U.L. central station supervision is required. (City Ordinance #2051) 48: The installation of wiring and equipment shall be in accordance with N.F.P.A. 70, Article 760, Fire Protective Signaling Systems. (NFPA 72- 1.3.3) 49: When the control panel is located inside a room, the door to the room shall have a sign with one -inch letters which reads "Fire Alarm" or "Fire Alarm Control ". (City Ordinance #2051) 50: Dedicated fire alarm system circuit breaker(s) shall be equipped with a mechanical lockout device. (NFPA 72 (4.4.1.4.2.1)) 51: In areas that are not continuously occupied, automatic smoke detection shall be provided at each fire control units) location to provide notification of fire at that location. (NFPA 72) 52: The reset code for the fire alarm panel or keypad shall be 1- 2- 3-4 -5. The reset code shall not be changed without approval of the Fire Marshal. The reset code should be permanently posted at the keypad. (City Ordinance #2051) 53: Fire Department lock boxes shall be provided for access to all fire alarm panels and sprinkler risers. The appropriate key(s) for access shall be placed in the lockbox. Lockbox order forms must be obtained from the Tukwila Fire Department. The lockbox should be mounted so that it is readily visible and not over 60 inches high. (City Ordinance #2051) 54: The Tukwila Fire Department has changed keybox manufacturers, from Supra to Knox. Install a fire department Knox keybox. Contact the Tukwila Fire Prevention Office at 206 -575 -4407 for ordering information. 55: An electrical permit from the City of Tukwila Building Department Permit Center (206 - 431 -3670) is required for this project. 56: All electrical work and equipment shall conform strictly to the standards of the National Electrical Code. (NFPA 70) 57: An aisle to and working space shall be provided for each electrical panel. An aisle width not less than 24 inches shall provide access to the panel and 30 inches of working space shall be provided directly in front of the panel. (NEC 110.26(A) thru F(2)) 58: Each circuit breaker shall be legibly marked to indicate it's purpose. (NEC 110 -22) 59: Doors into electrical control panel rooms shall be marked with a plainly visible and legible sign stating "ELECTRICAL ROOM" or similar approved wording. (IBC 715.3 Table 715.3, 715.4, 716.3.1 Table 716.3.1) 62: When walls and ceilings are required to be of fire resistive or noncombustible construction, interior finish materials shall meet the requirements of International Building Code 803. 63: The maximum flame spread class of finish materials used on interior walls and ceilings shall not exceed that set forth in Table No. 803.5 of the International Building Code. 64: When fire resistive floor or floor ceiling assemblies are required to prevent the vertical and horizontal spread of fire and smoke, the assembly shall be maintained. (IBC 712.4.2) 65: New and existing buildings shall have approved address numbers, building numbers or approved building identification placed in a position that is plainly legible and visible from the street or road fronting the property. These numbers shall contrast with their background. Address numbers shall be Arabic numbers or alphabet letters. Numbers shall be a minimum of 4 inches (102mm) high with a minimum stroke width of 0.5 inch (12.7mm). The exemption provided in this subsection is applicable only when the person certified is operating within the scope of his or her certification; 15. Any person who engages in the activities herein regulated as an employee of a registered contractor with wages as his or her sole compensation or as an employee with wages as his or her sole compensation; 16. Contractors on highway projects who have been prequalified as required by RCW 47.28.070, with the department of transportation to perform highway construction, reconstruction, or maintenance work; 17. A mobile /manufactured home dealer or manufacturer who subcontracts the installation, set -up, or repair work to actively registered contractors. All cross tees shall be capable of carrying the design load without exceeding deflection equal to 1/360 of its span. These recommendations are intended for suspended ceilings including grid, panel or tile, light fixtures and air terminals weighing no more than 4 lbs. per square foot. All wire ties are to be three tight turns around itself within three inches. Twelve gage Hanger Wire spaced 4 foot on center. Changes in ceiling planes will require positive bracing. LATERAL FORCE BRACING Ceilings constructed of lath and plaster or gypsum board, screw or nail attached to suspended members that support a ceiling on one level extending from wall to wall shall be exempt from the lateral force bracing requirements. Lateral force bracing is the use of vertical struts (compression posts) and splay wires. Lateral force bracing is required for ceilings over 144 square feet and not required for ceilings less than 144 square feet provided they are surrounded by four walls and braced to structure. Lateral Force Bracing shall be 12 feet on center (maximum) and begin no farther than 6 feet from walls. Seismic splay wires are to be four 12 gage wires attached to the main beam. Wires are arrayed 90° from each other and at an angle not exceeding 45° from the plane of the ceiling Seismic splay wires shall be attached to the grid and to the structure in such a manner that they can support a design load of not less than 200 pounds or the actual design load, with a safety factor of 2, whichever is greater. "Power driven shot -in- anchors" when used for seismic application or as part of the o prescriptive path in Seismic Design Categories D, E and F shall have an ICC_ES approval for seismic applications and shall require "special inspection" irrespective of the type of occupancy category the structure is in. Anchors for kicker wires (splayed wires installed for purposes other than seismic restraint) are exempt from this requirement. Splay wires are able to be within 2 inches of the connection of the vertical strut to suspended ceiling. Rigid bracing may be used in lieu of splay wires. Ceilings with plenums less than 12 inches to structure are not required to have lateral force bracing. Vertical struts must be positively attached to the suspension systems and the structure above. The vertical strut may be EMT conduit, metal studs or a proprietary compression post. WALL MOLDINGS Wall moldings (perimeter closure angles) are required to have a horizontal flange 2 inches wide. One end of the ceiling grid shall be attached to the wall molding, the other end shall have a 3/4 inch clearance from the wall and free to slide. Where substantiating documentation has been provided to the local jurisdiction, perimeter clips may be used to satisfy the requirements for the 2 -inch closure angle, The grid shall be attached at two adjacent walls (pop rivets or approved method). Soffits extending to a point at least level with the bottom plane of the grid and independently supported and laterally braced to the structure above are deemed to be equivalent to walls. There shall be a minimum 3/4 inch clearance from the end of the grid system at unattached walls. SPREADER BARS Spreader (spacer) bars shall be used to prevent the ends of the main beams and cross tees at permieter walls from spreading open during a seismic event. Perimeter wires shall not be in lieu of spreader bars. Spreader bars are not required at perimeters where runners are attached directly to closure angles. Wire tying is an acceptable alternative to spreader bars. Spreader bars are not required if a 90 degree intersecting cross or main is within 8 inches of the perimeter wall. Where substantiating documentation has been provided to the local jurisdiction, perimeter clips may be used to satisfy the requirements for spreader bars, HANGER (SUSPENSION) WIRES Hanger and perimeter wires must be plumb within 1 in 6 unless counter sloping wires are provided. Hanger wires shall be 12 gage and spaced 4 feet on center or 10 gage spaced 5 feet on center. Any connection device at the supporting construction shall be capable of carrying not less than 100 pounds. Powder driven shot -in- anchors are an approved method of attachment for hanger wires. Terminal ends of each main beam and cross tee must be suppported within 8 inches of each wall with a perimeter wire. Wires shall not attached to or bend around interfering material or equipment. A trapeze or equivalent device shall be used where obstructions preclude direct suspension. Trapeze suspensions shall be a minimum of back -to -back 1 1/4 inch cold - rolled channels for spans exceeding 48 inches. ELECTRICAL FIXTURES Light fixtures weighing less than 10 pounds shall have on 12 gage hanger wire conected from the fixture to the structure above. This wire may be slack. Light fixtures weighing more than 10 pounds and less than 56 lbs. shall have two 12 gage wires attached at opposing corners of the light fixture to the structure above. These wires may be slack. Light fixtures weighing more than 56 lbs. shall be supported directly from the structure above. These wires must be taut. Pendant mounted fixtures shall be directly supported from the structure above using 0 a 9 gage wire or an approved alternate support without using the ceiling suspension system for direct support. Tandem fixtures may utilize common wires. MECHANCIAL SERVICES Terminals or services wei . hing 20 lbs. but not more than 56 lbs. must have two 12 gage wires connecting them to the ceiling system hangers or the structure above. These wires may be slack. Terminals or services weighing more than 56 lbs. must be independently supported directly from the structure above. These wires must be taut. SEISMIC SEPARATION JOINTS For ceiling areas exceeding 2,500 square feet, a seismic separation joint or full height wall partition that breaks the ceiling shall be provided unless analyses are performed of the ceilings bracing system, closure angles and penetrations to provide sufficient clearance. The layout and location of the seismic separation joint shall be per the designer of record and noted on the plans. If a seismic separation joint is required by the designer, the designer may use the generic joint detailed in this document or a proprietary joint. The amount of free movement (gap design) shall be a minimum of 3/4 inch. In lieu of seismic separation joints, the ceiling may be divided into areas less than 2500 square feet by the use of partitions or soffits as follows: partitions shall extend a minimum of 6 inches above the level of the plane of the grid and shall be independently braced to the structure above. Soffits shall extend to a point at least level with the bottom plane of the grid and shall be independently supported and laterally braced to the structure above. Other than partitions and soffits, seismic joints may not be used as part of a fire rated ceiling assembly unless substantiating documentation is provided. SPRINKLERS For ceilings without rigid bracing, sprinkler head penetrations shall have a 2 inch oversize ring, sleeve or adapter through the ceiling tile to allow free movement of at least 1 inch in all horizontal directions. Flexible head design that can accommodate 1 inch free movement shall be permitted as an alternate.
