Accept contract as complete and authorize release of retainage.
BACKGROUND
The contract was awarded to L.W. Sundstrom, Inc. in the amount of $348,098.85 (319,650 +
28448.85 WSST) by the City Council on June 4, 2007. The park construction began on
Monday, July 16, and was completed on Wednesday, December 12, 2007. There were two
Change Orders that increased the contract $24,017.56 plus tax.
The contract costs are summarized as follows:

DISCUSSION:
The action recommended below will authorize the release of the 5% retention amount
($17,333.38) to L.W. Sundstrom, Inc.
RECOMMENDATION
It is recommend that this contract be forwarded to the Tukwila City Council on the consent
agenda for formal acceptance and authorize release of the retainage, subject to the standard
claim and lien release procedures.

Accept contract as complete and authorize release of retainage.
BACKGROUND
The contract was awarded to Northwest Playground Equipment, Inc. in the amount of
$169,616.29 (155,754.17 + 13,862.12 WSST) by the City Council on December 10, 2007.
The playground equipment is a 'long lead' item so actual construction for the project began
on Friday, February 8, 2008. The playground project was completed on Wednesday, April
16,2008. There was one Change Order that increased the contract by $1,600 plus tax.
The contract costs are summarized as follows:

Park, Recreation and Open Space Plan
The updated Park, Recreation and Open Space Plan are now available for your review.
The Tukwila Parks and Recreation Department organized and conducted several public
workshops and forums with the assistance of the Tukwila Parks Commission. Public
surveys were filled out by residents as well as a mail-out/phone survey completed by
registered voters.
The updated plan is very comprehensive and goes into detail about inventory, forecast
demand, costs and implementation. New to the plan will be the issue of Park Impact Fees
for your consideration.
The new Park, Recreation and Open Space Plan will be presented to Community Affairs
and Parks Committee for review followed by continued review at the May 27th Council
of the Whole meeting. Once the draft review is complete, a public hearing will be
scheduled and the plan will be available on the cities website.
An adopted open space plan is required by the Washington State Recreation and
Conservation Office in order to qualify for state and federal grant funding. It is the goal
of the Parks and Recreation Department to officially adopt the plan by June 16th.

SUBJECT: Codiga Park - Construction Update
ISSUE
Update of construction process and design.
DISCUSSION:
The landscape design and details are complete. A large scaled drawing will be available at
the meeting. As you can see on the attached drawing, there is a meandering path from one
end of park to the other, a picnic shelter, water access, parking lot and interpretive signage.
Staff is finalizing the Bid Packet, which should be out to bid in the next couple weeks. A
summer construction is anticipated.
