9. Identify location and size of existing trees that are located in sensitive areas and buffer (TMC 18.45.040), of
those, identify by size and species which are to be removed and saved
10. Landscape plan with irrigation and existing trees to be saved by size and species (exterior changes or change
of use only)
11. Location and gross floor area of existing structure with dimensions and setback
12. Lowest finished floor elevation (if in flood control zone)

The attached set of building plans have been reviewed by
The Fire Prevention Bureau and are acceptable with the
following concerns:
1.. The total number of fire extinguishers required for
your establishment is calculated at one extinguisher for
each 3000 sq. ft. of area. The extinguisher(s) should be
of the "All Purpose" (2A, 10B:C) dry chemical type. Travel
distance to any fire extinguisher must be 75' or less.
(NFPA 10, 3 -1.1)
Extinguishers shall be installed on the hangers or in
the brackets supplied, mounted in cabinets, or set on
shelves (NFPA 10, 1 -6.9), and shall be installed so
that the top of the extinguisher is not more than 5
feet above the floor. (NFPA 10, 1 -6.9)
Extinguishers shall be located so as to be in plain
view (if at all possible), or if not in plain view,
they shall be identified with a sign stating, "Fire
Extinguisher ", with an arrow pointing to the unit.
(NFPA 10, 1-6.3) (UFC Standard 10 -1)
Clear access to fire extinguishers is required at all
times. They may not be hidden or obstructed. (NFPA
10, 1 -6.5)
Fire extinguishers require monthly and yearly
inspections. They must have a tag or label securely
attached that indicates the month and year that the
inspection was performed and shall identify the
company or person performing the service. (NFPA 10,
4 -3, 4 -4 and 4 -4.3) Every six years, dry chemical and

halon type fire extinguishers shall be emptied and
subjected to the applicable recharge procedures. (NFPA
10, 4 -4.1) If the required monthly and yearly
inspections of the fire extinguisher(s) are not
accomplished or the inspection tag is not completed, a
reputable fire extinguisher service company will be
required to conduct these required surveys. (NFPA
10A -4 -4)
Maintain fire extinguisher coverage throughout.
2. No point in an unsprinklered building may be more than
150 feet from an exit, measured along the path of travel.
(UBC 1003.4)
No point in a sprinklered building may be more than
200 feet from an exit, measured along the path of
travel. (UBC 1003.4)
Exit doors shall swing in the direction of exit travel
when serving any hazardous area or when serving an
occupant load of 50 or more. (UBC 1004.2)
3. Exit doors shall be openable from the inside without
the use of a key or any special knowledge or effort. Exit
doors shall not be locked, chained, bolted, barred, latched
or otherwise rendered unusable. All locking devices shall
be of an approved type. (UFC 1207.3)
Dead bolts are not allowed on auxiliary exit doors
unless the dead bolt is automatically retracted when
the door handle is engaged from inside the tenant
space.
4. When two or more exits from a story are required, exit
signs shall be installed at the required exits and where
otherwise necessary to clearly indicate the direction of
egress. (UBC 1013.1)

illuminated. (UBC 1013.3)
Internally illuminated exit signs shall have both
bulbs working at all times. (UBC 1013.3)
5. Exits shall be illuminated any time the building is
occupied with light having an intensity of not less than 1
foot candle at floor level. Fixtures required for exit
illumination shall be supplied from separate sources of
power for Group I, Divisions 1.1 and 1.2 occupancies and
for all other occupancies where the exiting system serves
an occupant load of 100 or more. (UBC 1012.1, 1012.2)
The power supply for the exit pathway illumination
shall normally be provided by the premise's wiring
system. In the event of its failure, illumination
shall be automatically provided from an emergency
system. Emergency system shall be supplied from
storage batteries or an on -site generator set and the
system shall be installed in accordance with the
requirements of the Electrical Code. (UBC 1012.2)
6. Maintain sprinkler coverage per N.F.P.A. 13.
Addition /relocation of walls, closets or partitions may
require relocating and /or adding sprinkler heads.
Sprinkler protection shall be extended to all areas
where required, including all enclosed areas, below
obstructions and under overhangs greater than four
feet wide. (NFPA 13 -4- 4.1.3.2.1)
7. Maintain hose station coverage per City Ordinance
#1742 and N.F.P.A. 14. Addition /relocation of walls or
partitions may require relocating and /or adding hose
stations.
8. An approved hose station requires plans review.
(Plans must be submitted to the Fire Marshal for approval

9. All new sprinkler systems and all modifications to
existing sprinkler systems shall have fire department
review and approval of drawings prior to installation or
modification. New sprinkler systems and all modifications
to sprinkler systems involving more than 50 heads shall
have the written approval of the W.S.R.B., Factory Mutual,
Industrial Risk Insurers, Kemper or any other
representative designated and /or recognized by The City of
Tukwila, prior to submittal to the Tukwila Fire Prevention
Bureau. No sprinkler work shall commence without approved
drawings. (City Ordinance #1742)
All sprinkler system plans, calculations and the
contractors Materials and Test Certificates submitted
to The Tukwila Fire Prevention Bureau must be stamped
with the appropriate level of competency seal. (WAC
212 -80)
10. Maintain automatic fire detector coverage per
N.F.P.A. 72. Addition /relocation of walls, closets or
partitions may require relocating and /or adding automatic
fire detectors.
Maintain square foot coverage of detectors per
manufacturer's specifications in all areas including:
closets, elevator shafts, top of stairwells, etc.

11. All new fire alarm systems or modifications to
existing systems shall have the written approval of The
Tukwila Fire Prevention Bureau. No work shall commence
until a fire department permit has been obtained. (City

12. All electrical work and equipment shall conform
strictly to the standards of The National Electrical Code.

SCOPE OF WORK
PROJECT DESCRIPTION
The soope of work .,dudes the xmpiete interior constniction of the Gymboree Store
ocsted in the Tenant spa.
'he canptete interior construction includes but is not limited to any demolition and remove:
to _o•m, new framing. all dn•wah and acoustical wo•k, glass and metal, HVAC lighting
one eedricai work.
All labor, instruction material. provided and installed to complete, the work in these
o cunlento shall be executed in complete compliance with all local stale and federal
codes. practices or ordinances and within the constraints of the highest acceptable
oonstruction practices.
GENERAL CONTRACTORS RESPONSIBILITIES
A The contract work consists of providng all materials, labs. equipment, supervsion.
services, and special charges requred to perform the Tenant's work as set forth in the
Plans ander Specification or implied by the same. No sera charges will be acepted by
the Tenant. For example. The Tenant's Contractor shall include within the contract price
Pensions tor paying all costs of temporary services. sprinkler connections, the charges for
electrical and plumbing hook -ups, all refundable deposits all costs of preparation and
submission of Shop Drawings required by the Specifications and /or the Landlad's
requirements.
B. Aa work shall be in accordance with the requirements of Tenant's Project Manual.

applicable requirements of the U.S. Department of Labor, Occupational Safety and Health
Administration
C. Verification of any and all existing conditions. dmensions or requirements of the store. the
mat, the town, the state. and the federal governments witch may affect this project and
furnish this information to the Tenant and the Designer prior to bid.
D. Submission of a Subcontractor list and a Project Progress Schedule outlining by week.
phases of construction, overlapping of trades. and Ownercoordination of display fixtures
and merchancise moves prior to the start of work for Owner's review and approval. (See
Item Fbelow.)
E. Walk not shown in drawings but included within the scope of work is as follows. prior to the
star of work, submit addtional working drawings and specifications covering all aspects of
Tenant's work to be performed by the Tenant's General Contractor as required by the
Landlord and /or jurisdictional authorities as necessary for approval. Furnish Designer with
a copy of each approved Working Drawing.
F Provision of a temporary services including construction barricades to protect people and
tearchandise, temporary access doors as requied during construction, temporary
telephone and electrical as required. Consult Tenant Schedule "E".
G. Supervision and coordination for all Subcontractors work, including all work performed by
others (including supplies of Owner supplied hems, such as millwork, display fixtures.
equpment and light fixtures).
H. Be responsible for receiving, storing (on site), and installing all Owner supplied items. Cost
of this work shall be separate from total bid, but submitted with bid. Contractor to rent
storage space "on site' but out of Tenant's space to protect Tenant supplied hems.
I. Furnish and install a complete HVAC system with reference to Tenant supplied engineering
drawing.
J. All cost of new smoke evacuation systems. life safety equipment, smoke or fire detectors
and hook -ups.
K. No extras will be permitted because of Contractor's failure to site check location prior to
bidding and /or failure to predetermine all conditions imposed by the Landlord or other
authorities.
L. All work shall meet with Tenant's, Designer's, and Landlord's approval and shat satisfy the
oboeus intent of the Designer.
M. All extra work must be authorized by the Tenant in advance and shall be performed a cost

N. All workmanship will be inspected upon completion of the store by the Tenant's Designer.
All work must be in accordance with plans and specifications. Contractor will be liable for
any work not in accordance with Plans and Specifications.

P. Upon completion of project, obtain all final inspections as required by local jurisdictions and
furnish Owner with evidence of all such inspections and Certificates of Occupancy.
R. Upon completion of project, provide Owner's site representative with all instruction manuals,
warranties or other documents required for operation or maintenance of any item in the
Contractor's work. Contractor to provide Tenant with Lien Waivers from all Suppliers and

If an untidy store is turned over, the Owner reserves the right to employ similar cleaning

CONSTRUCTION NOTES
1.0 Concrete Floor: Existing.
1.1 Refurbish existing concrete floor as required to comply with Tenant's and Landord's
requirements. G.C. to include all floor prep in bid.
1.2 New Lavatory Area: Concrete slab to be core drilled andbr removed as required. Install all
under slab plumbing and connections. Replace slab as specified in notes 1.3 and 1.4.
1.3 Supply all labor and materials required to prepare a subgrade as specified for concrete
slabs. Contractor is to ensure that finished floor elevation at entrance areas is at same

PARTITION AND WOODWORKING SPECIFICATIONS
1.0 Provide an anchors, furring. docking, studs and similar provisions for concealed support or
attachmera of all wall mounted grid and ftxbres, aghting fixtures. lavatory accessories, and
service equipment allocations indicated by Plans and Spedficaions or as required.
2.0 Unless otherwise noted on plans, furnish and install complete: All partitions. and sfmlar
structures in accordance with specifications, complete dos trim. hardware and decorative
treatments as indicated on plans and/or elevations and related details, including all
required rough finish hardware.
3.0 No combustible materials shall be used above suspended ceilings- Fre retardant

FIRE RETARDANT REQUIREMENTS FOR STOREFRONT CONSTRUCTION
1.0 All wood shag be fire retardant treated to a flame spread rating of 15. Wood exposed to
view shall be One retardant treated by a method compatible with finish.
2.0 All hidden wooden structural work shall belated with 518" fire code gypsum board.
3.0 Plywood substrate shall be 518" fire retardant treated plyscore backed with 5/8" fire code
gypsum board.
4.0 Fre retardant treatments shall extend to the structural ceiling wherever feasible.
STOREFRONT CONSTRUCTION
Storefront work shall be supported by structural steel framework which shat be
self-supportive and may not be attached to the building structure, (i.e., beams, columns, or
roof joists)except for lateral support only. Any direct hanging to Landlord's structure shall
not be allowed without written permission from the Landlord.
ROLLING GRILLE
These drawings have been forwarded to the Rolling Grille Manufacturer to expedite
peparaticn of Conshudion Documents. Three (3) copies of Shop Drawings will be
submitted to the Designer for approval. An authorized Manufacturer's Contractor shad be
used to install the pile. The proper operation of the grille is entirely the responsibility of
the instating Contractor. All exposed aluminum shall match Landlord's requirements.
The grille should be supplied and installed by the Grille Manufacturer under contract to
Tenant. Installation to be coorcenated by General Contractor at bast 48 hours in advance.

3.2 Gypsum Board Ceilings
3.2.1 Unless otherwise noted, gypsum board ceilings are to have one (1) hoer U.L. rating.
3.22 All joints and depressions shall be taped with three (3) coats of spackle, and be sanded to
a smooth finish ready to receive paint. Ceiling surfaces shall be straight, free of waves and
buckles and free of unevenness at joints. All outside corners to have metal bead and
spackle.
3.2.3 Lavatory Ceiling: Install a gypsum board ceiling at 7' -6" A.F.F. and deck over using 3/4"
plywood. Continue the suspended ceiling uninterrupted above the lavatory.
ELECTRICAL SPECIFICATIONS
1 0 Except as noted otherwise, the Contractor shall furnish all services, materials and
components required to deliver a complete electrical power and fighting system on time, in
accordance with Tenant's approved Drawings and Specifications for Tenant work (bound
separately) and in compliance with the requirements of all jurisdictional authorities,
including OSHA, BOCA, Basic Building Code, National Elecbic Code, and the Landlord's
requirements.
2 0 The Tenant will supply light fixtures and tamping as follows: Incandescent light fixtures
prewired, fluorescent fixtures ballast fused ETL -COM, UL Class "P ". All ballasts are to be
electronic.
3.5 The Contractor shall determine (in accordance with job conditons and the requirements of
the utility company) all requirements for meters and transformers and shall furnish and
install the same.
4 The Contractor shell install at hems furnished by the Tenant and shall supply and install
any and all additional components requited to complete the electrical system in accordance
with approved plans.

Receiving, inspecting, and securely storing all light fixtures and lamps supplied by Tenant,
shall be the responsibility of the Contractor. In the event of the receipt of any damaged
fixtures, the Contractor shall immediately notify the Tenant and the Shipper prior to signing
for the delivery.
All workmanship will be inspected upon completion of the store by Tenant's Designer. All
work must be in accordance with Plans and Specifications. Contractor(s) will be liable for
any work not completed in accordance with Plans and Specifications.
All wiring and conduit must be concealed.

CASHWRAP ELECTRICAL SPECIFICATIONS
1.0 Special electrical work at Cashwrap: Furnish and 'install specified electrical system at the
cashwrap unit, serving Fujitsu Systems of America equipment. Comply with the
requirements of the Electrical Plan and the following specifications:
A. Single Phase, 20 AMP, 115 VAC is required. Breakers must be tagged and locked in
the "on position since the equipment is operative on a 24- hour basis.
B. Signal cable shall not parallel power circuits (even if these are low energy circuits).
Keep telephone lines away horn computer signal cables.
C. Grounding ciraits shall comply with the National Electrical Code 1991, Article #250,
and the requirements of the local authorities. Proper grounding is critical to the
performance of the equipment. The power cords with each unit have a green wire
(green/yellow) grounding connector. The provided receptades must accept this
equipment ground.
2.0 Data cable specifications: General Contractor shall supply Baldwin #9502, stranded cable,
24 AWG. vinyl insulated. Two pairs of twisted wire over shield with drain wire. The
following cables will be provided by Gymboree and installed by General Contractor:

FLOORING - HARTCO PATTERN PLUS 5000
41/2" wide x3/8" thick x Bandon length (9" x36 ") acrylic impregnated 5 -ply laminated
plank with tongue and groove edges. See Project Manual for complete specifcations
and technical information.
1.0 Moisture test of concrete: Use Tramex Moisture Encounter peter (For Info regarding the
purchase or rental of meter call Bill McConahy @ 510-447- 7775). Concrete MUST be
tested in several locations. A reading of 3% or less is ideal. Any reading above 4% by dry
weight will require a vinyl underiayment. On any reading around 4% a moisture bonier
should be considered and a' Panel Test to determine the suitability of the subfloor for a
moisture barrier WE be required, DO NOT INSTALL wood flooring pnor to contacting Uoyd
Ealdn at Gymboree (415- 579.7576) for instructions Contractor is to conduct test upon
completion of demolition.
The Panel Test consists of installing multiple 2.5' x 2.5' panels of the underlayment material
sent with the wood floot'ng (or requested in advance of the flooring shipment) in several
locations throughout the floor using the vinyl adhesive provided (using a properly notched
trowel for spreading the adhesive). If after 72 hours the panels cannot be removed without
using enough force to delaminate the vinyl, the panels shall be considered "Securely
Bonded". R the "Panel Test' provides satisfactory results, underlayment material and
adhesive may be ordered through Bill McConahy @ 510- 447 -7775. If the "Panel Test"
fails, by easy removal of the of the dnyl panels, the subfloor will require additional dying
time or an alternative solution.
2.5 Preparation of sudloor: Substrate shall be furnished clean, smooth and leveled to a
tolerance of no more than 1/8" in 10 feet
A. Expansion joins, construction seams, and other irregularities are to be filled level and
smooth only with a portland cement based material (call Bostick's Technical Service Dept.
for recommendation) and most be allowed to dry thoroughly before instalation of flooring.
B. All contaminant such as grease, wax, oil, sealers, curing membranes and old adhesive
and cutback residue must be completely removed by sandblasting, shotblasting or
scarifying it moisture is present (or expected) prior to laying floor. Floor finish should be
similar b light broom finished concrete.
C. Remove dust by vacuuming only. Do not use sweeping compounds.
3.5 Installation of Harico Pattem Plus 5000: Using Bostick's Best Wood Flooring Urethane
Adhesive, install per manufacturers instructions.
A. Spread Bosticks Best wile a 3116" x 5/32" V Notch trowel at a coverage rate of 50 sq .
fL per gallon.
B. Install flooring in a random planking pattern. Avoid clustering of the end joints by
keeping adjacent Ind joints at least 4 1/2' apart.
C. Stand on the planking during installation to eliminate the necessity of rolling floor
D. Allow at least 114" expansion space at all vertical objects. Use silicon caulking at any
exposed seams.
C. Furniture, equipment or traffic should not be allowed onto the installation until the
adhesive becomes finely set, which is usually about 24 hours.
4.0 Installer to contact supplier to additional instructions and requirements.
