In response to item #1 of your fax: The installation of a concrete handicapped ramp has a negative impact on the site in two areas. Firstly, the 1967 structure was built with a 14' -0" front yard landscape setback. (This site has two front yards) Please see sht. #2 for my handicapped ramp layout. As you see, in order to maintain a 24' wide drive, we will be forced to move the parking down. By moving the parking down, we would then infringe on the current T.U.C. zoning requirement of a 15' front yard setback. The second area conflict occurs at the outside corner of the ramp landing (at the corner of the bldg.) Traffic exiting the parking lot in a westerly direction, must negotiate a blind right turn (only by turning into the oncoming traffic lane) around the corner of the ramp. The turn would be blind, and because of the tightness of the site, the turn would have to be made by crossing into the travel lane of oncoming parking lot traffic. This ramp configuration could result in automobile accidents (low speed of course) and potential litigation resulting from the accidents. In addition, the travel distance of a person in a wheel chair is 4 times longer (and uphill) with the ramp configuration. The wheelchair lift is much easier for a disabled person. There is a shorter travel distance, no uphill travel, and with a keyless lift, unattended operation. In response to item #3: The mezzanine area will be insulated by extending the wall framing up to the underside of the existing roof framing and by hanging 2X6 framing (I 24" o.c. off of the existing roof framing. R -30 batt insulation with a vapor barrier will be installed at the same time as the insulation. The walls will have R -11 batt insulation. Please see page #3 for the revised mezzanine section. In response to item #4: The mechanical sub - contractor will be (or already has) submitting for a mechanical permit. His submittal contains the ventilation requirements for all the altered rooms and spaces for this tenant improvement. Thanks for your help. At your request I made a site visit to the above mentioned site to observe some slab *work which was preformed by the tenant. They has installed a system of trenches to collect clean -up water around a piece of equipment. The trench varies in depth from about 6 inches to 4 feet. A drain pipe extends out of the slab and is located about 5 inches from an existing building column. The existing slab is a slab on grade, which is a nonstructural element in the building. This allows the Sections of the slab to be cut and removed without structural impact to the building. The drain pipe .located adjacent to the existing columns presents a problem in that we do not know if, in the installation of the pipe, the existing footing was compromised. The plans call for the top of the footing to be 9 inches below the top of the slab. If the installer placed the pipe above the footing, which is possible, then there is no structural problem. The location of the pipe must be verified. If verification can not be achieved through interviews with the installer, a section of slab across the pipe can be cut out and inspected. This cut Should be done so as not to damage the footing. This could be achieved by cutting 6 inches deep then trying to verify the depth to the top of the footing. This cut would hopefully cut through the pipe, verifying it is above the footing.
