completed and prior to the Final Inspection.
15. It is strongly recommended that storm drainage designs be
certified by a licensed engineer, otherwise, the owner
assumes liability for the design and any subsequent related
damages.

3. Driveway location- driveway shall be 10' wide minimum and 20' wide maximum. If driveway is over
150' long, driveway shall be 20' wide and have an approved turnaround (City Ordinance 1741).
4. North arrow and scale.
5. Building setback from property lines. Any proposed or existing easements must be shown on plan.
6. Public Works review requires the following on site plan: driveway location (10' min., 20' max. width),
show proposed and existing power, water and sewer lines, existing storm drainage system,
downspouts and foundation drains, and where drains tie -in.
7. Parking plan.
8. Lowest building elevation (if in Flood Control Zone).
9. Estimated /proposed topography at 2' intervals and proposed elevation of lowest floor level.
10. Identify location of sensitive areas slopes 20% or greater, wetlands, watercourses and their buffers.
11. Identify location and size of significant trees that are located in sensitive areas and buffers or the
shoreline zone. Of those, identify which are to be removed (Title 18, City of Tukwila Zoning Code).
12. Identify location of high water mark of the Green /Duwamish River if site is located within 200' of the
high water mark.

In reviewing our current permit files, it appears that your permit for the construction of a 420
square foot garage issued on April 11, 1997 has not received a final inspection as of the date of
this letter by the City of Tukwila Building Division.
Per the Uniform Building Code and/or Uniform Mechanical Code, every permit issued by the
building official under the provision of this code shall expire by limitation and become null and
void if the building or work authorized by such permit is not commenced within 180 days from
the date of such permit, or if the building or work authorized by such permit is suspended or
abandoned at any time after the work is commenced for a period of 180 days.
Based on the above, if a final inspection is not called for within ten (10) business days from the
date of this letter, the Permit Center will close your file and the work completed to date will be
considered non - complying and not in conformance with the Uniform Building Code and/or
Mechanical Code.

Please address the following two comments:
The proposed garage door framed opening shows the supporting North end wall at
1 foot 3 inches in width. At the minimum a 2 foot 8 inch Brace wall panel
conforming with U.B.C. Section 2326.1 1.4 is required, any smaller wall panel must
be provided with a structural engineered design.
Plan detail 2/1 on drawing number 1 shows an 18 to maximum 30 inch footing depth
and implies by scale a foundation wall height of 24 to maximum 40 inches. However
the rear and right side elevations on drawing number 4, scales the foundation wall
height at about 6 feet. Should a greater than 4 foot high foundation be required for
the topography of this site, an engineered foundation design must be submitted
conforming with U.B.C. Sections 1603.

. MECHANICAL AND ELECTRICAL NOTES
1. No warm air furnace shall be installed in any room with less than the furnace with a min
working space of 3" along the sides, back and top bf the furnace, UMC Sec. 704 (1) and
the clearance shall be provided, for warm air furnaces in accordance with the term of
their listing UMC Sec. 711. Clearances and access, under floor spaces, UMC Sections.
703, 709 & 711. Attics and /or furred spaces, UMC Sections. 710 & 711.
2. Appliances installed in garages UMC Sec. 508
a. Shall be suitably protected against damage.
b. Appliances generating a glow, spark or flame shall have pilot lights, burners, or
heating elements and switches at min. 18" above the floor level.
C. Where the furnace and /or ductwork is installed within 12" of the wall, the G.W.B.
shall be installed before placing the furnace and /or duct work.
3. Terminate all chimneys and flues min. 2' above the highest point of the building within
10' of the flue Sec. 3703 (f) & table 37 -B. For gas venting UMC tables 0 -B & 9 -C.
4. Gas venting system, approved chimneys, type 'B' vents, type BW vents, type °L' vents, or
a venting assembly which is an integral part of a listed appliance, UMC Sec 901.
5. Vent connectors (a single -wall corrosion- resistant pipe) allowed only in the same room
with the appliance, Uh_C Sec 915, clearance per UMC 915(b) 2B & table 5 -C, reduced
clearance, UMC Table 5 -B.
6. Ductwork in single family dwellings:
a) Round ducts, slip joints min. 1 1/2" mechanical. fastened with min. 30 -sheet metal
screws, joints & seams shall be substantially airtight, UMC Sections. 1002 (C) 1003 &
Table 10 -B.
