5. Building setback from property lines. Any proposed or existing easements must be shown on plan.
6. Public Works review requires the following on site plan: driveway location (10' min., 20' max. width),
show proposed and existing power, water and sewer lines, existing storm drainage system,
downspouts and foundation drains, and where drains tie -in.
7. Parking plan.
8. Lowest building elevation (if in Flood Control Zone).
9. Estimated /proposed topography at 2' intervals and proposed elevation of lowest floor level.
10. Identify location of sensitive areas slopes 20% or greater, wetlands, watercourses and their buffers.
11. Identify location and size of significant trees that are located in sensitive areas and buffers or the
shoreline zone. Of those, identify which are to be removed (Title 18, City of Tukwila Zoning Code).
12. Identify location of high water mark of the Green /Duwamish River if site is located within 200' of the
high water mark.

H -9).

by the State of Washington, a notarized letter from the property owner authorizing the agent to submit this permit application and
obtain the permit will be required as part of this submittal.

compliance with the requirements of Ordinance No. 1607 the property owner of this single -
family development has demonstrated application of the Underground Ordinance will create
undue hardship if carried out as part of the development.
The Owner is obligated to participate in funding future undergrounding improvements for
their proportionate share of said undergrounding fronting their property. Furthermore, if the

Owner waives the right to protest L.I.D. or U.L.I.D. formation for this undergrounding.

This Agreement shall be recorded by the City Clerk with the King County Auditor as required
by Chapter 35.91 RCW and the cost of said recording will be paid by the City.

1) The proposed pavement cross - section for the Fire Department access road
is not sufficient to support a fire truck (see attached fire truck weight dispersion
information). The minimum pavement cross - section shall be 2" asphalt and
4" crushed rock. An alternate pavement cross - section shall be allowed if it is
.designed by a licensed civil engineer.
4) The proposed storm drainage infiltration system shall be designed per King County
Surface Water Design Manual and prepared by a licenced civil engineer.

This engineering report presents the results of a geotechnical and drainage evaluation
for the proposed two new single family residences at 4805 South 150th, Tukwila,
Washington.

ASSESSMENT:
Geotechnical/Civil Engineer
The proposed two single family residences will be constructed on a gently sloping
(less than 10 %) property off South 150th Street. The proposed lots are approximately 125'
deep and approximately 75' wide (subject to lot line modification). This engineer conducted
an on -site evaluation on July 21, 1997. Hand -dug soil test holes revealed dense sub -grade
soils at approximately two foot (2') depths. This sub -grade soil allows for standard
continuous or isolated spread reinforced concrete footings.
The over -all slope of the property results in the natural drainage flow to the east by
southeast (see site plan, topographic map and photographs). The over -all slope of the
property allows for the installation of infiltration trenches along the eastern portion of the
property to disburse and infiltrate storm water. This engineer has designed infiltration
trenches to receive storm flow from roof water, as well as driveway discharge water (see
attached designs).
CONCLUSIONS /RECOMMENDATIONS:
Based on the findings of this evaluation and experience with similar sites, the
following are concluded and recommended:

application for development permit can be approved. All correction requests from each
department must be addressed at the same time and reflected on your drawings. I have
enclosed review comments from the Building Division and the Public Works
Department. At this time the Planning Division and Fire Department have no
comments regarding your application for permit.
The City requires that four (4) complete sets of revised plans be resubmitted with the
appropriate revision block.
In order to better expedite your resubmittal a Revision Sheet must accompany every
resubmittal. I have enclosed one for your convenience. Corrections /revisions must be
made in person and will not be accepted through the mail or by a messenger service.

Please provide plan corrections, or clarifications on the following Building Division comments.
1. The proposed 1/2" O.S.B. wall sheathing in general is adequate for the wall bracing
required in U.B.C. Section 2326. However, the garage door opening end walls
require additional information and plan details showing compliance to alternate brace
panels in U.B.C. Section 2326.1 1.4. .
2. Related to item #1 above, the 5 1/8" X 18" glulam beam across the garage ceiling
must be detailed to show its connection with the brace walls requirements.
3. Specify on the plans the minimum lumber grade and species for the framing lumber
and beams.
4. The 6 X 6 support posts in the crawl space must be of approved wood resistant to
decay or on concrete piers 8" above the exposed ground per U.B.C. Section 2317.5.
Note or detail one of these requirement on the plans.
5. The bedroom windows on the house cross section are noted to be "Egress Units ".
However, scaled windows dimensions raise the question if the required net clear 5.7
square feet is provided. Submit manufactures documents or other information
showing the selected windows will have the required total net area, height, and width
per U.B.C. Section 310.4.
6. The crawl space vents that appear on general plan details should also be detailed on
the foundation plan layout. The number of vents must provide 1 square foot of
ventilation per each 150 square feet of under floor area per U.B.C. Section 2317.7.
7. Provide footing /foundation details with the minimum applicable dimensions per
U.B.C. table 18 -I -C.

Dear Sir:
The attached set of building plans have been reviewed by
The Fire Prevention Bureau and are acceptable with the
following concerns:
1. Every building shall he accessible to Fire Department
apparatus by way of access roadways with all- weather
driving surface of not less than 20' wide and 13'6"
vertical clearance. Access roads in excess of 150' shall
be provided with an approved turn- around area. Access
shall he within 150' of all portions of the buildings. (UFC
902.2.2.1, UFC 902.2.1)
2. For short plat development (four single family homes
or less), hydrants shall he placed so that a hydrant is
within 250 feet of a building. Distance from a hydrant to
a building is measured along the path of vehicular travel.
Th hydrant must flow a minimum of 1000 gpm at 20 psi
residual pressure..
3. Fire hydrants shall conform to American Water Works
Association specifications C- 502 -54; it shall he
compression type, equipped with two 2 1/2" N.S.T. hose
ports and one 5" Storz pumper discharge port, and shall
have a 1 1/4" Pentagon open -lift operating nut.
4. All required hydrants and surface access roads shall
he installed and made serviceable prior to and during the
time of construction. (UFC 901.3)
5. In lieu of a fire hydrant, an approved residential
fire sprinkler system may he installed when vehicular
travel distance from the nearest hydrant exceeds 250 feet.

Proportional Fair Share Agreement
The proposed Easter short plat creating two new lots will increase the cumulative traffic emergency
accessibility need and increased neighborhood access street traffic volumes. An access street on the 48
Ave S alignment between S 150 St and S 152 St will provide alternative emergency access, neighbor-
hood traffic circulation that distributes volumes, and provide for the access streets functioning at access
street use.
An access street connecting S 150 St and S 152 St will mitigate the impacts by providing two emergency
access routes and distributing neighborhood access traffic and providing for utilities including drainage
and undergrounding.
Owner of the above development agrees to:
1. Dedicate 20 feet of right -of -way along the eastern side of the short plat for street and
utility use.
2. Pay a proportionate share of the 48 Ave S (S 150 St - S 152 St) construction costs
based on the number of lots and be credited the value of the dedicated right -of -way
against these costs.
3. Will waive the right to protest the formation of an L.I.D. for the improvements
which includes the proportionate fair share conditions of item 2.

transferees and successors, and runs with the land.
This agreement shall be recorded by the City Clerk with the King County Auditor as required by 12CW

So that the owner can remove encumbrances from the property caused by this requirement, the Owner
can pay the City the Owner's pro -rata share for projected costs. These costs will be made available to
the Owner upon written request to the Public Works Director.
