Due to the several returns providing 90 degree intersecting walls at the various retaining walls (approximately 8 ft. high in places), I believe the walls can be safely backfilled without damage or significant movement. While it would be desirable to postpone backfilling until after completion of floor construction, it is recognized that this would be difficult as a practical matter on the subject site. It is therefore recommended that close monitoring of the backfill operation for movement be performed to insure that damage or significant movement of the foundation does not occur. Prior to placement of backfill, a system of perforated drain pipe should be installed, and covered with drain gravel to a depth of 4 ft minimum. It is my understanding that infiltration wells are planned to prevent the outfall from footing drains from discharging onto neighboring property. This should be done. Additionally, garage slab reinforcing consisting of minimum 6x6 -10x10 welded wire mesh should be installed to provide a tension connection between the garage foundation walls, as well as for general strength purposes. A gravel base of 3" minimum depth should also be provided for the slab. I noted at the time of my inspection that holdowns per plan were installed at the garage pier footings. These are the only required embedded holdowns at the foundation level per my lateral force calculations. Holdowns as required at higher levels shall be installed as construction proceeds. The building pad on the subject lot was found in its existing condition to be steeply sloping from the front to back, with steeper grade toward the left -back. The subgrade for the house foundation was prepared as follows: • Top soil was stripped, and all vegetation was removed. . •., <L. • Existing subgrade was excavated to bearing at the front -right corner. Proceeding toward the back, the excavation daylighted near the back -left corner. • Fill material was purchased and imported. The soil texture is that of a gravelly pit run. This material is amenable to compaction. The material was placed over the entire building pad in 8 -12 inch lifts, and repeatedly compacted with a 10 -ton sheepsfoot roller. The pit run was placed to a maximum depth of two feet at the back -left corner. } • It is my professional judgment that the foundation as constructed will support a single - family residence without significant differential settlement. 2. You have raised an issue concerning the grade difference between the northeast corner of the new residence and the existing grade at the house to the north. We shot the elevation difference with an eye level, and found that we cannot maintain a slope shallower than 2:1 while still providing a nominal -width level walkway around the house. Therefore, a retaining wall is in fact required at the property line. If we were to provide a four -foot level walkway around the house, then slope at 2:1 to level with the grade at the house next door, the resulting wall height necessary is roughly four feet. An offer to remove the rockery will be made to the owner. The length of the wall required, exact height, and Materials, will be designed at a later time.
