Our examination of the interior oldie roof framing was confined to the northeast corner where the interior ceiling and wall finish material had been partially removed. Decay was found in the wood ledger along the north wall, in the north end of four purlins, and in many 2x4 roof joists. it is evident that dryrot is so extensive in the affected area (see attached partial plan) that total replacement of the roof framing will be necessary. Rcibrring to the partial roof plan, we believe the most efficient and cost effective procedure for replacement is as follows: 1. Install a temporary partition from the floor to the bottom of the glu -lam beam on line B, to extend from line 1 to line 2. 2. Remove and cap existing sprinkler lines in the affected area. 3. Remove air handling and other mechanical equipment from above and below the radii) the affected area. 4. Demolish the existing roof framing in the affected area, removing roof sheathing, ceiling, 2x4 joists, 4x16 purlins and wood ledgers on lines 1 and A. 5. Replace wood ledgers with same sI'.e in treated wood. 6. Replace purlins. 7. Replace Berkeley panel roof system. CIVIL AND STRUCTURAL DESIGN Subject: Response to Tukwila City Inspector's comments. I received a call this morning from Pat of Phase Two Construction wherein he described a few construction issues, including questions or comments made by David Larson, a building inspector for the City of Tukwila. Pat asked me to assist by responding to these issues. My responses, which should be conveyed to Mr. Larson, are as follows: 1. If Special Inspection is required it should be noted on the construction documents. No Special Inspection is required for these roof repairs, so it was not noted on the documents. 2. Nailing for new purlin connectors (HU5.125x12 specified): Pat stated that nails used for purlin connectors are smaller than the 16d common nails specified by Simpson. The purlin reactions, except for the framing over the loading dock area, are large and the full capacity of the connectors is required. Smaller nails are acceptable for the purlin half of the connector, but nails into the supporting glulam beams must be exchanged for 16d common. 3. Standard and better grade joists used in lieu of Hem -Fir No. 1 grade specified: Pat also reports that the specified grade was mixed in places with the lower grade. Where lower grade joists are used it will be necessary to add sistered 2 x 4 Hem -Fir No. 2 and better joists, 6 feet in length, nailed to the lower grade joists. Refer to the attached sketch for details of this modification. 4. Embedment length for expansion anchors for strap ties: A minimum embedment of 4 inches is required. Pat states that his crew installed these strap ties using 'i4 inch diameter by 5 inch bolts. This results in more than the minimum required embedment.
