6. Location and screening of outdoor storage (change of use only)
7. Limits of clearing /grading with existing and proposed topography at 2' intervals extending 5' beyond property's
boundaries
8. Identify location of sensitive area slopes 20% or greater, wetlands, watercourses and their buffers (change of
use only)
9. Identify location and size of existing trees that are located in sensitive areas and buffer (TMC 18.45.040), of
those, identify by size and species which are to be removed and saved
10. Landscape plan with irrigation and existing trees to be saved by size and species (exterior changes or change
of use only)
11. Location and gross floor area of existing structure with dimensions and setback
12. Lowest finished floor elevation (if in flood control zone)
13. See Public Works Checklist for detailed civil /site plan information required for Public Works Review (Form H-
9).

water supply to sprinkler vault with documentation from contractor stating supply line will meet or
exceed sprinkler system design criteria as identified by the Fire Department.

contractor has been selected at time of application a copy of this license will be required before the
permit is issued OR submit Form H -4, "Affidavit in Lieu of Contractor Registration ".
Building Owner /Authorized Agent If the applicant is other than the owner, registered architect/engineer, or contractor licensed
by the State of Washington, a notarized letter from the property owner authorizing the agent to submit this permit application and
obtain the permit will be required as part of this submittal

1. Doors have been deleted in Room #226 to provide an alternate exit design to access the office and room numbers
216 through 226. This new design eliminates any possible dead ended corridor conditions.
2. In Corridor # 201, the Plexiglas window has been replaced with a 3/4 rated wire glass assembly. The size of the
new opening shown is less than 25% and 1296" overall. A metal slide out tray will be used below. All doors
leading into this designated one hour rated reception area are rated doors and in compliance with the UBC. As a
result, the Conference room #207 has been extended to allow egress from that room into Corridor 4214, This
change is in compliance with the UBC as it relates to exiting through adjoining rooms.
3. On Sheet TA -3, notes pertaining to hardware and in particular the card access system with electric locks have
been changed to include note that states: all hardware will provide for operable egress.
4. On Sheet TA-4, due to the changes made in compliance with note number 1 as noted above plan changes
included work on the reflected ceiling plans for roams #207 and #226. In addition a notation was added stating that
all ventilation will comply to the Washington State Ventilation and Indoor Quality Code for the specific occupancy
of each room.

Please provide additional information, clarification or corrections on revised plans for
the following Building Division comments.
1. The North portion of the new corridor # 214 is dead ended for more than 20 feat,
• U.B.C. Section 1005.5. Provide an alternate exit design to access office and
room numbers 216 through 226.
Corridor # 201 is appropriately proposed as one -hour rated. However, all doors
to the corridor and other openings such as the non -rated Plexiglas window of
detail 1 on TA -5 must be revised to rated assemblies complying with U.B.C.
Section 1005.
On sheet TA -3, note 3 under "Hardware" lists a card access system with
electric lock. Provide manufacture's documentation showing the hardware .
will conform to U.B.C. Section 1004.3 for locks and latches.
4. Provide at the minimum a general note on the plans referencing ventilation
requirements from the Washington State Ventilation and Indoor Air Quality
Code for the specific occupancy of each room. Additionally, keep in mind a
separate Mechanical Permit will be required for all mechanical work.

Dear Sir:
The attached set of building plans have been reviewed by
The Fire Prevention Bureau and are acceptable with the
following concerns:
1. The total number of fire extinguishers required for
your establishment is calculated at one extinguisher for
each 3000 sq. ft. of area. The extinguisher(s) should be
of the "All Purpose" (2A, 10B:C) dry chemical type. Travel
distance to any fire extinguisher must be 75' or less.
(NFPA 10, 3 -1.1)
Extinguishers shall be installed on the hangers or in
the brackets supplied, mounted in cabinets, or set on
shelves (NFPA 10, 1 -6.9), and shall be installed so
that the top of the extinguisher is not more than 5
feet above the floor. (NFPA 10, 1 -6.9)
Extinguishers shall be located so as to be in plain
view (if at all possible), or if not in plain view,
they shall be identified with a sign stating, "Fire
Extinguisher ", with an arrow pointing to the unit.
(NFPA 10, 1-6.3) (UFC Standard 10 -1)
Clear access to fire extinguishers is required at all
times. They may not be hidden or obstructed. (NFPA
10, 1 -6.5)
Fire extinguishers require monthly and yearly
inspections. They must have a tag or label securely
attached that indicates the month and year that the
inspection was performed and shall identify the
company or person performing the service. (NFPA 10,
4 -3, 4 -4 and 4 -4.3) Every six years, dry chemical and

or otherwise rendered unusable. All locking devices shall

Dead bolts are not allowed on auxiliary exit doors
unless the dead bolt is automatically retracted when
the door handle is engaged from inside the tenant
space.

Internally illuminated exit signs shall have both
bulbs working at all times. (UBC 1013.3)
5.. Exits shall be illuminated any time the building is
occupied with light having an intensity of not less than 1
foot candle at floor level. Fixtures required for exit
illumination shall be supplied from separate sources of
power for Group I, Divisions 1.1 and 1.2 occupancies and
for all other occupancies where the exiting system serves
an occupant load of 100 or more. (UBC 1012.1, 1012.2)
The power supply for the exit pathway illumination
shall normally be provided by the premise's wiring
system. In the event of its failure, illumination
shall be automatically provided from an emergency
system. Emergency system shall be supplied from
storage batteries or an on -site generator set and the
system shall be installed in accordance with the
requirements of the Electrical Code. (UBC 1012.2)

9. All new sprinkler systems and all modifications to
existing sprinkler systems shall have fire department
review and approval of drawings prior to installation or
modification. New sprinkler systems and all modifications
to sprinkler systems involving more than 50 heads shall
have the written approval of the W.S.R.B., Factory Mutual,
Industrial Risk Insurers, Kemper or any other
representative designated and /or recognized by The City of
Tukwila, prior to submittal to the Tukwila Fire Prevention
Bureau. No sprinkler work shall commence without approved

All sprinkler system plans, calculations and the
contractors Materials and Test Certificates submitted
to The Tukwila Fire Prevention Bureau must be stamped
