In reviewing our current permit files, it appears that your permit for the replacement of a 570
square foot carport issued on November 14, 1998, has not received a final inspection as of the
date of this letter by the City of Tukwila Building Division.
Per the Uniform Building Code and/or Uniform Mechanical Code, every permit issued by the
building official under the provision of this code shall expire by limitation and become null and
void if the building or work authorized by such permit is not commenced within 180 days from
the date of such permit, or if the building or work authorized by such permit is suspended or
abandoned at any time after the work is commenced for a period of 180 days.
Based on the above, if a final inspection is not called for within ten (10) business days from the
date of this letter, the Permit Center will close your file and the work completed to date will be
considered non-complying and not in conformance with the Uniform Building Code and/or
Mechanical Code.

This letter is to inform you of corrections that must be addressed before your
application for development permit can be approved. All correction requests from each
department must be addressed at the same time and reflected on your drawings. I have
enclosed review comments from the Building Division. At this time the Public Works
Department, Fire Department and Planning Division have no comments regarding
your application for permit.
The City requires that four (4) complete sets of revised plans be resubmitted with the
appropriate revision block.
In order to better expedite your resubmittal a Revision Sheet must accompany every
resubmittal. I have enclosed one for your convenience. Corrections /revisions must be
made in person and will not be accepted through the mail or by a messenger service.

1. The proposed reconstruction of the carport indicates that the North side of the carport will be located
• (by dimension) 1.27 feet from a lot line. Since this has been identified as a legal recorded property line,
• Openings on the North side of carport are not permitted where carport is located less than 3-feet from
the lot line. UBC Table 5A.
the Uniform Building Code has specific requirements for structures based upon proximity to property
lines, as follows:
• A wall is required on the North side of the carport and must be protected on the exterior side with
materials approved for one-hour fire resistive construction. UBC 503.4.8.
•
Eaves would not be permitted to extend beyond the wall on the North side of the carport.
• 2. The proposed space frame system is required to provide support for gravity loads in addition to lateral
loads from wind or seismic forces. With the exception of the roof truss design, the proposed structural
frame does not meet code requirements. Please have architect review the proposed design and modify as
required to show compliance with UBC Chapter 16. Note: Bracing of the structural frame off of the roof
truss members cannot be approved unless documentation from the truss manufacturer states that the trusses
were designed to accommodate this random loading.
3. Include with details the proposed grade and species of all framing members, and note the proposed roof
sheathing material (thickness, grade, & panel index).
