7. Limits of clearing /grading with existing and proposed topography at 2' intervals extending 5' beyond property's
boundaries
8. Identify location of sensitive area slopes 20% or greater, wetlands, watercourses and their buffers (change of
use only)
9. Identify location and size of existing trees that are located in sensitive areas and buffer (TMC 18.45.040), of
those, identify by size and species which are to be removed and saved
10. Landscape plan with irrigation and existing trees to be saved by size and species (exterior changes or change
of use only)
11. Location and gross floor area of existing structure with dimensions and setback
12. Lowest finished floor elevation (if in flood control zone)
13. See Public Works Checklist for detailed civil /site plan information required for Public Works Review (Form H-
9).

❑ ❑ Sprinkler details - details of sprinkler hangers, specifically penetrations in structure, i.e., roof; size of

exceed sprinkler system design criteria as identified by the Fire Department.

❑ ❑ SEPA Checklist - if intensification of use (check with Planning Department for thresholds).
❑ ❑ Attach plans, reports or other documentation required to comply with Sensitive Area Ordinance or other
land use or SEPA decisions.
❑ ❑ Food service establishments require two (2) sets of stamped approved plans by the Seattle -King County
Department of Public Health prior to submitting for building permit application. The Department of
Public Health is located at 201 Smith Tower, Seattle, WA or call (206) 296 -4787. (Form H -5)
❑ ❑ Copy of Washington State Department of Labor and Industries Valid Contractor's License. If no
contractor has been selected at time of application a copy of this license will be required before the
permit is issued OR submit Form H -4, "Affidavit in Lieu of Contractor Registration ".

by the State of Washington, a notarized letter from the property owner authorizing the agent to submit this permit application and
obtain the permit will be required as part of this submittal

The attached set of building plans have been reviewed by
The Fire Prevention Bureau and are acceptable with the
following concerns:
1. Maintain sprinkler coverage per N.F.P.A. 13.
Addition /relocation of walls, closets or partitions may
require relocating and /or adding sprinkler heads.
Sprinkler protection shall be extended to all areas
where required, including all enclosed areas, below
obstructions and under overhangs greater than four
feet wide. (NFPA 13 -4- 4.1.3.2.1)
2. All new sprinkler systems and all modifications to
existing sprinkler systems shall have fire department
review and approval of drawings prior to installation or
modification. New sprinkler systems and all modifications
to sprinkler systems involving more than 50 heads shall
have the written approval of the W.S.R.B., Factory Mutual,
Industrial Risk Insurers, Kemper or any other
representative designated and /or recognized by The City of
Tukwila, prior to submittal to the Tukwila Fire Prevention
Bureau. No sprinkler work shall commence without approved
drawings. (City Ordinance #1742)
All sprinkler system plans, calculations and the
contractors Materials and Test Certificates submitted
to The Tukwila Fire Prevention Bureau must be stamped
with the appropriate level of competency seal. (WAC
212 -80)

3. All new fire alarm systems or modifications to .

until a fire department permit has been obtained. (City

CODES
A. All work shall conform to the applicable building codes and ordinances. In case of any conflict
where the methods or standards of Installation or the materials specified do not equal or exceed
the requirements of the laws or ordinances, the laws or ordinances shall govern. Notify the
Architect or all Conflicts.
THE DRAWINGS MD SPECIFICATIONS
.4. Structural, plumbing mechanical, electrical and Fire protection drawings are supplementary to
these drawings. The Contractor shall coordinate the work of each consulting engineer with
these drawings and the Tenant Improvement Specifications and shall notify the Architect of all
discrepancies with a written request For clarification. Any work Installed In conflict with these
drawings or the Tenant Improvement Specifications shall be corrected by the Contractor at no
expense to the Owner, Tenant or the Architect.
DIMENSIONS
A. All information shown on the drawings relative to existing conditions is given as the best present
knowledge but without guarantee of accuracy. The Contractor shall field verify existing conditions
and dimensions and shall notify the Architect of any discrepancies or conditions adversely
affecting the design prior to protect inc with the Item of work affected.
B. Dimensions on the plans are typically to the Finish face of partitions or to the center line of columns.
C. Door and cased openings without location dimensions are to be four and one -half (4 I/2') inches
from the Faces of adjacent partition or centered between partitions.
D. Locate partitions that are not dimensioned, flush and square with the existing structure or on the
centerline of a window mullion as shown.

A. The Contractor shall use dimensions shown on the drawings and actual Field measurements. Notify
the Architect of any discrepancies fotnd.
ABBREVIATIONS
A. Throughout the drawings are abbreviations which are In common use. The lAt of abbreviations
provided Is not Intended to be complete or representative of conditions or materials actually
used on the project. The Architect wi.l define the intent of any in question.
COORDINATION
A. The General Contractor shall be responsible for the coordination and verification of
the work of all trades to assure compliance with the drawings and specifications.

A. IF necessaryprovide fire protection at all penetration of fire rated elements as req'd.
by the covering authority.
B. Contractor is responsible for modifications to the existing Fire Protection Systems
as required by the work of htis Contract.
C. Contractor shall provide occupancy signs conforming with applicable codes requirements.
D. Contractor shall provide exit signs In the type, number and location as shown or as
otherwise required by the local Inspector.
E. All exit doors shall be openable From the inside without key or any special knowledge.
F. Interior Finishes shall not exceed a flame spread rating of 25 at exit corridors (walls L
ceilings)
G. All modiflctlons and /or expansion of the building Fire fire alarm system are to comply
Washington State Building Code With ADA ! washington state barrier free
requirements for visual and audible alarm signals.

GENERAL CONSTRUCTION
A. The contractor shall Investigate and verify locations of structural, mechanical and
electrical elements and other elsting conditions prior to drilling or cutting of slabs or
structural members. Notify the Architect of any conflicts prior to beginning work.
B. The Contractor shall be responsible For providing all wall blocking as required for all
wall and ceiling mounted items.'.
C. All construction shall be stabilized against lateral movement in accordance with the
requirements of the latest adorned edition of the UBC In the local jurisdiction.
D. Ceiling heights, where Indicated, are From sub floor to bottom of telling grid or other
Finished surface.
E. Mechanical, electrical, vertical transportation and sprinkler work shall be conducted
under separate permit.
F. Certain work by General Contrac.or must be done during 'off hours' (Spm -5 am). this work
includes: painting, carpet seaming, drain down of sprinkler system, roto hammering, coredrilling,
power actuated Fasteners etc.
GENERAL FINISH NOTES
A. There shall be no exposed pipe, conduit, duct, vents, etc. All such lines shall be concealed
or Furred and finished, unless noted as exposed construction on drawings.
B. Offset studs where required so that finish wall surfaces will be flush.
C. Provide galvanic insulation between dissimilar metals. f
WALL FINISH NOTES
A. All paint, wallcoverings and wall panels shall be applied in accordance with the manufacturer's
specifications for the particular surface applied upon.
B. Samples of all finish colors specified shall be submitted for approval by Architect prior to
the commencement of work
C. Flame spread ratings For Interior finish to be Class 3 or better.
D. Paint I is the general paint color unless otherwise noted.
ELECTRICAL/TELEPHONE NOTES
A. The Electrical Contractor shall be responsible to maintain compliance with all codes
and obtain all necessary permits.
B. All deviations From dimensioned locations must be approved by the Archtect.
C. The Electrical Contractor shall verify the location of each core drill with the existing
structure, piping, conduit, etc. and shall notifying the Architect of any conflicts or
obstructions. All core drill locations will be provided by the Architect.
D. Any discrepancies between existing conditions and Contract Documents should be
called to the attention of the Architect
E. Special heights are noted adjacent to the outlet.
F. The Electrical Contractor shall be responsible to maintain compliance with all ADA
requirements for heights of fixtures and devices (I.e. switches, outlets, etc.).
G. The Electrical Contractor shall label all elec outlets to panel circuit.
H. See 16 For equipment labeling requirement.
MECHANICAL NOTES
A. The HVAC system shall comply with all applicable codes.
B. The Contractor shall verify sizes and locations of all openings for mechanical equipment
with Mechanical Drawings as well as shop drawings before proceeding with the work
C. The Contractor shall provide balancing and reports.
EQUIPMENT
A. Where shown on drawings, Instill Building Standard plumbing fixtures, fire extinguishers
and cabinets In accordance with the manufacturer's Instructions.
EQUIPMENT LABELING
A. Label all mechanical and electrical components (concealed at ceiling) with appropriate
colored dots on the ceiling grid. Color coding system to be Sabey corp. std as follow:
Blue: HVAC units/ exhaust
Green: Water (shut off)
Red: fire systems
Orange: HVAC control
Yellow: Gas
