6. Public Works review requires the following on site plan: driveway location (10' min., 20' max. width),
show proposed and existing power, water and sewer lines, existing storm drainage system,
downspouts and foundation drains, and where drains tie -in.
7. Parking plan.
8. Lowest building elevation (if in Flood Control Zone).
9. Estimated /proposed topography at 2' intervals proposed elevation of lowest floor level.
10. Identify location of sensitive areas slopes 20% or greater, wetlands, watercourses and their buffers.
11. Identify location and size of significant trees that are located in sensitive areas and buffers or the
shoreline zone. Of those, identify which are to be removed (Title 18, City of Tukwila Zoning Code).
12. Identify location of high water mark of the Green /Duwamish River if site is located within 200' of the
high water mark.

CONDITIONS FOR FINAL INSPECTION APPROVAL

1. Provide smoke detectors in each sleeping room and in the hallway or
area which provides access to sleeping rooms. Smoke detectors shall be
supplied power from the house service and shall have battery backup.
The alarm sounded by any smoke detector shall sound alarms in all
sleeping rooms.
2. Provide source specific exhaust fans in each bathroom and in
laundry room. Minimum performance rating shall be 50 cfm at
0.25 "water gauge. Fan to be equipped with backdraft damper.
Exhaust duct in unconditioned spaces shall be insulated to a minimum
of R -4.
3. Provide source specific exhaust fan in kitchen cooking area.
Minimum performance rating shall be 100 cfm at 0.25 "water guage.
Fan to be equipped with backdraft damper. Exhaust duct in
unconditioned spaces shall be insulated to a minimum of R -4.
4. Provide a whole house fan. This fan may be in addition to the fans
required in note #2 above or it may also function as one of the required
source specific exhaust fans. Minimum performance rating shall be
80 cfm to a maximum of 120 cfm. In addition, if the whole house fan is
such that it will be located less than four feet from the interior grille, it
must be listed with a sone rating of 1.5 or less measured at 0.1 inches
water gauge. Whole house fan shall have manual control and an
automatic control such as a clock timer. At time of final inspection, the
automatic control timer shall be set to operate the whole house fan for a
minimum of eight hours a day.
5. The whole house ventilation system shall include outdoor air source.
Provide outdoor air inlets at each habitable room by individual inlets,
separate duct systems, or a forced air system. If individual inlets are
used such inlets shall be screened or otherwise protected from entry by
insects, leaves or other material. Each individual inlet shall provide not

5. (cont.) ... less than four square inches of net free area of opening for
each habitable space served.
6. Dwelling unit shall be provided with heating facilities capable of
maintaining a room temperature of 70° at a point 3 feet above the floor
in all habitable rooms.
7. Fireplace shall be provide with tight fitting flue damper, operated by
a readily accessible manual control. An outside source for combustion
air ducted into the firebox shall be provided. The duct shall be at least
six square inches and shall be provided with an operable outside air
duct damper.

This letter is to inform you that your permit application received at the City of Tukwila Permit Center on. June
9, 1998, was determined to be incomplete. Before your permit application can begin the plan review process
the following requirements from the Fire Department and Public Works Division must be met.
Fire Department: Contact Nick Olivas, Assistant Chief at (206)433 -1859, if you have any questions
regarding the following comments.
1. Provide water availability information.
Public Works Division: Contact Tammy Frederick, Permit Technician at (206), if you have any questions
regarding the comments attached.
The City requires that four (4) complete sets of revised plans be resubmitted with the appropriate revision
block. If your revision does not require revised plans but requires additional reports or other
documentation please submit two (2) copies of each document.
In order to better expedite your resubmittal a Revision Sheet must accompany every resubmittal. I have
enclosed one for your convenience. Revisions must be made in person and will not be accepted through the
mail or by a messenger service.

you have any questions regarding the following comments.
After reviewing the plans you submitted the Public Works Department finds that the site plan is
incomplete, we will need four (4) copies of the site plan showing the following information:
1. The hook up for your Sanitary Side Sewer needs to show the location of the main and where you
will be connecting into it. Also show the location of stub out and clean outs. (Refer to drawing #SS-
1, attached, for construction details for you or your utility contractor's use.)
2. The water line connection needs to including the location and size of the water meter and location
of the water main. Show the connection from the main to the meter and from the meter to the house.
(Refer to drawings #WS -14 & WS -18, attached, for construction details for you or your utility
contractor's use.)
3. You show your roof drains going to a ditch. In lieu of going to the ditch in the middle of the
property, show your drainage lines going to the front westerly corner of your property into the
existing storm drainage system.
4. Show the edge of the existing pavement and where your driveway connects to it. Please note that
driveways shall be paved for a minimum distance of 20' from the edge of existing pavement.
5. Your Certificate of Water Availability needs to be completed by Water Dist. #125 (206)242 -9547.
6. Your Certificate of Sewer Availability needs to be completed by Val Vue (206) 242 -3236.
7. Contact Nick Olivas at the Fire Dept. (206) 433 -1859 to see if a hydrant will need to be installed
or if the house will need a sprinkler system installed. If hydrant is needed show location. If
sprinkled a 1" water meter is required.
8. The City of Tukwila has an undergrounding ordinance requiring the power, telecommunications,
and cable service lines be underground from the point of connection on the pole to the house. The
City allows overhead power across the right -of -way and placement of a pole on your side of the street
will allow you to do this. You are only required to go underground from the property line to the
service entrance at the house. The estimate that you received from Seattle City Light included going
underground across the right -of -way which is not required by our ordinance. Therefore, your cost
will be substantially reduced and the request for waiver of the undergrounding ordinance is not
applicable.
A sample site plan and a 1-19 check list are attached for assisting you to prepare the above requested
information. Please contact us if you need further assistance with your site plan revisions and we can go over
it with you before you resubmit.

The Fire Prevention Bureau and are acceptable with the
following concerns:
1. For short plat development (four single family homes
or less), hydrants shall be placed so that a hydrant is
within 250 feet of a building. Distance from a hydrant to
a building is measured along the path of vehicular travel.
Fire hydrants shall conform to American Water Works
Association specifications C- 502 -54; it shall be
compression type, equipped with two 2 1/2" N.S.T. hose
ports and one 5" Storz pumper discharge port, and
shall have a 1 1/4" Pentagon open -lift operating nut.
All required hydrants and surface access roads shall
be installed and made serviceable prior to and during
the time of construction. (UFC 901.3)
2. Your street address must be conspicuously posted on
the building and shall be plainly visible and legible from
the street. Numbers shall contrast with their background.
(UFC 901.4.4)
Any overlooked hazardous condition and /or violation of the
adopted Fire or Building Codes does not imply approval of

Pursuant to King County Ordinance No. 11034, all sewer customers who establish a new service which uses metropolitan sewage
facilities after February 1, 1990 shall be subject to a capacity charge. The King County Council has established the amount of the charge
at seven dollars ($7.00) per month per residential customer or residential customer equivalent for a period of fifteen years.
The purpose of the charge is to recover costs of providing sewage treatment capacity for new sewer customers. The charge is collected
semi - annually. All future billings can be prepaid at a discounted amount.
