In addition to the following requirements, the Director may require specific measures not listed to ensure that all impacts with reduced parking are mitigated. The general requirement for mezzanines is that they be open and unobstructed to the room in which they are located. The exception is taken in the proposed enclosed mezzanine addition. Consequently, the conditions of this exception must be met. Provide at least one of the means of egress from the mezzanine level as a direct access to a protected corridor or exit. U.B.C. Section 507, 4., Exception 2. Location of said exit shall also provide for the required separation as specified in U.B.C. 1004.2.4 2. The primary function of the altered area of this building is an office use. Consequently, the alteration to this primary function of the building (at the mezzanine level) must be provided with an accessible route of travel. This accessible route of travel begins at the accessible parking space, accesses the main building entry and extends through the existing office area and up to the altered mezzanine level in accordance with Part II, of U.B.C. Chapter 11. Note: The resulting mezzanine exceeds 3000 square feet in area and therefore must be provided with an accessible route of travel from the ground floor to the mezzanine level. 3. Indicate on the plans the proposed means for providing mechanical ventilation for the new office area that is developed. If this is to be a deferred submittal (bidder designed system) so indicate on the plans and specify the performance criteria as required in the Washington State Ventilation and Indoor Air Quality Code. 4. Provide additional information on the plans to show the method of compliance with the Washington State Nonresidential Energy Code. Specifically, additional details and /or notes to the plans are necessary to qualify the building envelope in the area of the new office mezzanine. Keefe, Fire Chief The attached set of building plans have been reviewed by The Fire Prevention Bureau and are acceptable with the following concerns: 1. Maintain fire extinguisher coverage throughout. Extinguishers shall be located so as to be in plain view (if at all possible), or if not in plain view, they shall be identified with a sign stating, "Fire Extinguisher ", with an arrow pointing to the unit. (NFPA 10, 1 -6.3) (UFC Standard 10 -1) Clear access to fire extinguishers is required at all times. They may not be hidden or obstructed. (NFPA 10, 1 -6.5) 2. Aisles leading to required exits shall be provided from all portions of buildings. Aisles located within an accessible route of travel shall also comply with the Building Code requirements for accessibility. (UFC 1204.1) Dead bolts are not allowed on auxiliary exit doors unless the dead bolt is automatically retracted when the door handle is engaged from inside the tenant space.
