GENERAL NOTES -1.997 UBC
L Contractor shall verify all dimensions in the field. Any variations from the drawings
shall be brought to the attention of the Designer or Engineer.
2. Adequate shoring and bracing of all structural members during construction shall be
provided. Any proposed field changes to have the prior approval of Engineer.
FRAMING NOTES
FRI. Frame nailing to be in compliance with ABC Table No. 23 -fl -B -I .
FR2. All wood exposed to weather, such as wood used for deck framing, including
decking, railings joists, beams and posts shall be pressure treated of wood with natural
resistance to decay.
FR3. When decks, landings or porches are more than 30 in. above grade, provide
guardrails not less than 36 in high
FR4. All attic spaces with 30 in. or more vertical height shall be provided with an access
opening 22 in, by 30 in. The opening shall be located in a condor, hallway a other
readily accessible location and have at least 30-in. headroom per UBC Sec. 1505.1. If an
opening penetrates the garage,ceiling, the occupancy separation should be maintained
with a self - closing access, pa UBC Sec. 302.
FRS. All corridors shall not be less than 36 in. wide.
GARAGE
Gl. Provide an occupancy separation between the residence and the garage with
materials approved for I -hour fire - resistive construction on the garage side. Garages and
carports with living area above shall have I-hour protection for both ceiling and
structural members
G2. Doors between the garage and residence shall be 1 3/8 in solid core wood door that
is self - closing and tight - fitting and have a fire protection rating of not less than 20
minutes.
G3. In addition to the garage -house common wall, the walls and poet supporting the
second floor framing shall have 5/8" type i'X" gypsum board on the garage side of the
wall.
G4. Posts supporting second floor framing will need "ooiumn jacketing" per UBC Sec.
704.2.5 to protect the "five resistive" material As an alternate, heavy - timber posts may
be used without 1 hr. protection (min. size 8 "x8").
STAIRWAYS
SI. Usable space under stairs shall have walls and soffits (on the enclosed side) protected
as required for 1 -her fire resistive conatna Lion.
S2. Stairways to have a maximum rise of 8 in. and a minimrmr run of 9 in: head room
minimum of 6 feet 8 inches, minimum width of 36 in Handrails to have ends returned
and placed a minimum 34 in. and a maximum of 38 in. above tread nosing. The hand
grip portion of the handrail shall not be less than I Iet inches not mo than e inches in
cross - sectional dimension or the shape shall provide an equivalent gripping surface. The
handgnip shall have a smooth surface with no sharp corners. Handrails projecting from a
wall shall have a space of not less than 1-h inches between the wall and the handrail.
53. Intermediate rails of the stairway guardrails shall be spaced so that a 4 -inch diameter
cannot pass through, per UBC Sec. 509.3.
HEATING SYSTEMS
HI. All furnaces shall be labeled and listed by an approved agency and installed per
listed specifications.
H2. No warm air furnaces shall be installed in a closet or alcove less than 12 inches
wider than the furnace or furnaces installed therein with a minimum clear waking space
not less than 3 inches along the sides, back. and top.
H3. Appliances installed in garages or other areas where they nay be subjected to
vehicular damage shall be suitably guarded against such damage by being installed
behind protective barriers or by being elevated or located out of the normal path of such
vehicles.
144. Every factory built chimney, Type L vent. Type B gas vent or Type BW gas vent
shall be installed in accordance with the terms of its listing and manufacturers
instructions.
H5. Furnace air ducts in the garage that pass through the living/garage common wall
shall be No. 26 gage steel or thicker.
116. Openings around gas vents, ducts, pipes, chimneys and fireplaces at ceiling end
floor levels shall have fireblocking, per UBC Sec. 708.2.1(4).
H7. Provide frcblocking at 10- foot'' intervals in the wall both horizontally and vertically
per UBC Sec. 708.2.1.1.
MECHANICAL AND PLUMBING
MPt. Domestic kitchen range and clothes dryer vents shall be of metal end have smooth
interior surfaces. Exhaust ducts shall tehninate outside of the building and be equipped
with back draft dampers. Length limitation (unless otherwise permitted) domestic dryer
moisture exhaust ducts shall not exceed a total combined horizontal and vertical length of
14 feet including two 90 degree elbows. Two feet shall be deducted for each 90- degree
elbow in excess of two per UMC 504.3.2.
MP2. Water closet compartment minimum 30" wide with 2' clear space in front of stool.
MP3. When gypsum wallboard is used as a base for tile or wall panels for tub, shower or
water closet compartment walls, water - resistant gypsum backing board shall be used.
Ceiling framing must be min. 12 "oc to support water resistant gypsum board per UBC
Sec.2512.
MP4. Water closets not to use more than 1.6 gallons per flush per WAC 51- 46,47
402.3.1.2.
MPS. Strap the water heaters at poirtts within the upper 1/3 and lower 1/3 of its vertical
dimension. Lower points shall be nunimum 4" above controls per UPC 510.5.

MISCELLANEOUS
MI. A socks detector shall be installed in each sleeping room and at a point centrally
located in the corridor or area giving access to each separate sleeping area When the

except that when the lower level contains a sleeping area a detector shall be placed on
e level. When sleeping rooms are located on the upper level. a detector shall be
placed at the ceiling of the upper level in close proximity to the stairway. Where the
ceiling height of a room opens to the hallway serving the sleeping rooms exceeds that of
the hallway by 24" or more: detectors shall be placed in the ballwa• and the adjacent
room. Detectors shall sound an alarm audible in all sleeping areas of the house per UBC
310.9.1.4. The required detectors shall receive their power front the building wiring and
be equipped with a battery backup per UBC 310.9.1:3. The detector shall emit a signal
when the batteries are low.
M2. Provide minimum 36" landing at all exterior doors per UBC Sec. 1003.3.1.6 and
10033.1.7.
