Notify the City of Tukwila Building Division prior to
placing any concrete. This-procedure is in addition to any
requirements' for special inspection.
Contractor shall notify Public .Worts Utility Inspector at
206 -433 -0179 of commencement and completion of work at
least 24 hours in advance.
11. Work affecting traffic flows shall be closely coordinated
with the City Utilities Inspector. Traffic Control Plans
shall be submitted to the Inspector for prior approval.
12. Temporary erosion control measures shall be implemented as
the first order of business to prevent sedimentation off -
site or into existing storm drainage facilities
13. The site shall have permanent erosion control measures in
place as soon as possible after final grading has been
completed and prior to the Final Inspection.
14. A copy of the recorded easement document for ingress /egress
and utilities shall be submitted to the City Utilities
Inspector prior to the Final Inspection.

3. Driveway location- driveway shall be 10' wide minimum and 20' wide maximum. If driveway is over
150' long, driveway shall be 20' wide and have an approved turnaround (City Ordinance 1741).
4. North arrow and scale.
5. Building setback from property lines. Any proposed or existing easements must be shown on plan.
6. Public Works review requires the following on site plan: driveway location (10' min., 20' max. width),
show proposed and existing power, water and sewer lines, existing storm drainage system,
downspouts and foundation drains, and where drains tie -in.
7. Parking plan.
8. Lowest building elevation (if in Flood Control Zone).
9. Estimated /proposed topography at 2' intervals and proposed elevation of lowest floor level.
10. Identify location of sensitive areas slopes 20% or greater, wetlands, watercourses and their buffers.
11. Identify location and size of significant trees that are located in sensitive areas and buffers or the
shoreline zone. Of those, identify which are to be removed (Title 18, City of Tukwila Zoning Code).
12. Identify location of high water mark of the Green /Duwamish River if site is located within 200' of the
high water mark.

The Public Works Department has completed its review of the requested revisions to
each of the previously approved permits. The proposed revisions are approved with the
following conditions that must be made during the construction process:
1. The contractor is to follow the approved plans. It is noted that the proposed
revisions are being requested in order to document work that has already been
performed or is in the process of being completed.
Grading and Storm Drainage
1. The proposed increase in elevations for the front and side yards is approved.
2. The proposed use of ductile class 50 pipe in lieu of concrete pipe is approved.
3. The change in the elevation for the side yards will require that a drainage swale be
constructed that traverses the three lots along the northern property line. The
backyard grading for all three lots should slope away from each of the houses to
this swale. The swale is to slope from west to east. A type 1 catch basin is to be
installed in eastern most point of the swale and be tight -lined to the catch basin in
the front of the lot. Both of the proposed yard drains for the house at 4302 S.
122 " St. are to be eliminated and the yard properly graded so that surface water
will drain to the catch basin.
4. With the construction of the proposed retaining wall on the east side of 4302 S.
122 " St, it appears as though a potentially low spot is being created on the
southeast corner. Upon completion of the wall, the contractor is required to gra
the area in such a manner that drainage to the catch basin will occur. An
easement Will be required for the drainage swale.
The proposed retaining wall does not require approval, as long as the height is
kept below 4 feet.

driveway. Please revise driveway width accordingly and show a minimum of 5 feet
turning radii at driveway connection with existing roadway pavement.
2. Submit an easement document (recording will be required prior to permit sign off) for
utilities (sewer, gas ?) between the middle lot at 4260 S 122 " Street and the lot to the east

3. Show finished floor elevation of proposed house and specify on plan cubic yards of cut
and fill required to accommodate proposed structure.

The attached set of building plans have been reviewed by
The Fire Prevention. Bureau and are acceptable with the
following concerns:
1. Your street address must be conspicuously posted on
the building and shall be plainly visible and legible from
the street. (UFC 901.4.4)
2. For short plat development (four single family homes
or less), hydrants shall be placed so that a hydrant is
within 250 feet of a building. Distance from a hydrant to
a building is measured along the path of vehicular travel.

Fire hydrants shall conform to American Water Works
Association specifications C- 502 -54; it shall be
compression type, equipped with two 2 1/2" N.S.T. hose
ports and one 5" Storz pumper discharge port, and
shall have a 1 1/4" Pentagon open -lift operating nut.

The minimum fire flow and flow duration requirements
for one- and two - family dwellings having a fire area
which does not exceed 3,600 square feet (344.5 m2)
shall be 1,000 gallons per minute (3785.4 L /min.).

shall not be less than that specified in Table
A- III -A -1. Exception: A reduction in required fire
