Phase 2 — Proposed Parcel E <br />Phase 2 of the Project will be developed and constructed on the Development Parcel labeled <br />"Phase 2" - Parcel E - with a two (2) mixed -use structures labeled "Building D" and "Building <br />E." The site area of the Phase 2 Development Parcel is approximately 84,310 square feet or 1.94 <br />acres. <br />The gross building area of Building D is approximately 97,130 square feet, including <br />approximately 64,330 square feet of gross residential floor area, approximately 13,000 gross <br />rentable square feet of commercial office space, approximately 17,630 gross square feet of <br />structured parking, and approximately 1,520 gross square feet of building services areas (e.g., <br />mechanical and utility rooms). <br />Building D includes: <br />• One level of below grade structured parking (Level P1) containing 49 garage parking <br />stalls (including 43 stalls for residential use and 6 for commercial office use) <br />approximately 2,090 square of rentable storage and residential amenity space; <br />• One level of approximately 13,000 gross rentable square feet of commercial office space <br />(Level 1 and Level 1 Mezzanine ;) <br />• Five levels of residential dwelling units (Levels 2 - 6) containing a mix of one - bedroom <br />and two- bedroom apartments; and <br />• approximately 22 surface parking stalls for commercial office use and landscaping, <br />indoor and outdoor common areas and community facilities. <br />The lower two (2) levels (Level P 1 and Level 1) consist of Type IA (post- tension reinforced <br />concrete) construction and the upper five (5) levels (Levels 2 - 6) consist of Type VA (wood - <br />frame) construction. <br />There are a total of 70 dwelling units in Building D including <br />• 35 one - bedroom apartment units, with an average rentable floor area of approximately <br />587 square feet, with a range from approximately 475 square feet to approximately 658 <br />square feet; and <br />• 35 two - bedroom apartment units with an average rentable floor area of approximately <br />758 square feet, with a range from approximately 715 square feet to approximately 825 <br />square feet. <br />The gross building area of Building E is approximately 134,960 square feet, including <br />approximately 101,670 square feet of gross residential floor area, approximately 3,150 gross <br />rentable square feet of commercial /retail and police resource center space, approximately 25,968 <br />4 <br />
