gross square feet of structured parking, and approximately 4,172 gross square feet of building <br />services areas (e.g., mechanical and utility rooms). <br />Building E includes: <br />• one level of structured parking containing 70 garage parking stalls for residential use only <br />(Level 1 at grade), approximately 1,150 gross rentable square feet of commercial /retail <br />space, approximately 2,000 gross rentable square feet of police resource center space, and <br />approximately 1,200 square feet of lobby and management office space (Level 1 at <br />grade); <br />• four levels of residential dwelling units (Levels 2 - 5) containing a mix of one - bedroom <br />and two - bedroom apartments, semi - private outdoor landscaped courtyard (Level 1 at <br />grade), private exterior decks on selected residential dwelling units (Levels 3 - 4); <br />• approximately 7 surface parking stalls for commercial/retail use, and various other <br />landscaping, indoor and outdoor common areas and community facilities. <br />The lower level (Level 1) consists of Type IA (post- tension reinforced concrete) construction <br />and the upper four (4) levels (Levels 2 - 5) consist of Type VA (wood- frame) construction. <br />There are a total of 124 dwelling units in Building E, including: <br />• 70 one - bedroom apartment units with an average rentable floor area of approximately <br />556 square feet, with a range from approximately 475 square feet to approximately 720 <br />square feet; and <br />• 54 two - bedroom apartment units with an average rentable floor area of approximately <br />732 square feet, with a range from approximately 751 square feet to approximately 819 <br />square feet. <br />Phase 3 — Proposed Parcel B <br />Phase 3 of the Project will be developed and constructed on the Development Parcel labeled <br />"Phase 3" on the Phased Development Plan with a single mixed -use structure labeled "Building <br />B." The site area of the Phase 3 Development Parcel is approximately 66,178 square feet or 1.52 <br />acres. <br />The gross building area of Building B is approximately 132,085 square feet, including <br />approximately 102,375 square feet of gross residential floor area, approximately 1,800 gross <br />rentable square feet of commercial /retail space, approximately 25,600 gross square feet of <br />structured parking, and approximately 2,310 gross square feet of building services areas (e.g., <br />mechanical and utility rooms). <br />5 <br />
