Findings <br />Background <br />The 1.94 acre Tukwila Village Phase 2 project site consists of the 7 parcels to the south of <br />S. 144th Street. The Board of Architectural Review (BAR) approved Phase 1 of the 3 <br />phased project in November 2013. <br />0nw ,0ear <br />11 <br />11111111111111111 <br />1IP VVVV1 „Dv 001 <br />I�IJJ111rrjfr0lJ` <br />s <br />Aerial view of Tukwila Village Phase 2 Project Site <br />Tukwila Village Development Associates, LLC, obtained the exclusive right to acquire the <br />site from the City of Tukwila, the owner of the site, and to develop a project. Acquisition <br />and consolidation of property by the City of Tukwila along Tukwila International Boulevard <br />implements the goal, policies and strategies created for the revitalization of the corridor. <br />(Tukwila International Boulevard Revitalization Plan, January 1998) <br />A Disposition and Development Agreement, (DDA) approved by the City Council on <br />October 22, 2012, details the conditions and the transfer of ownership from the City to <br />Tukwila Village Development Associates, LLC., the developer. The project, known as <br />Tukwila Village, consists of 4 multistory mixed use housing and commercial buildings with a <br />public use component in a separate one story building and adjacent public open space. <br />Review Process <br />Within the DDA is a section that provides guidance on site plan and design review. (DDA <br />Section 2.3 Site Plan and Design Review Submittals) It stipulates that the BAR submittal <br />must include a Proposed Site Plan that substantially conforms to the "Preliminary Site Plan" <br />attached to the DDA.
