All were in favor. <br />Chair Pro -Tem McLeod called the public hearing to order and swore in those wishing to testify. <br />At 6:30 PM Chair Pro -Tem McLeod opened the public hearing. <br />CASE NUMBER: L14 -0045 <br />APPLICANT: Gil Hulsmann, Abbey Road Group Land Development Services Company <br />LLC <br />REQUEST: Subdivide nine parcels into eight unit lots for development of eight townhomes, <br />grouped as one -five unit building, and one -three unit building. The proposal also <br />includes the associated private access road, utilities, landscaping, and recreation <br />area. The project site is comprised of nine tax parcels that total approximately 1.1 <br />acres in size (49,127 square feet). <br />LOCATION: 51s` Avenue S between S Hazel Street and S Fountain Street, Parcel 96874201065, <br />-1050,-1045,-1040,-1143,-1144,-1145,-1150,-1160 <br />Nora Gierloff, Community Development Deputy Director, introduced Laura Benjamin, Assistant <br />Planner. <br />Laura Benjamin, Assistant Planning, Department of Community Development asked the Commissioners <br />the appearance of fairness questions. There were no disclosures from the Commissioners. <br />Laura Benjamin gave an overview of the project utilizing a PowerPoint presentation. Following are key <br />points she mentioned: <br />• During the landscaping review process, the Police Department recommended that the plantings <br />on the west portion of the recreation area are a maximum of 4 feet high <br />• The Police Department recommended having motion sensor lighting in the recreation area <br />• Staff suggested having language in the Codes, Covenants, and Restrictions to require residents to <br />keep garbage containers in their personal garages <br />• Comments were submitted regarding attachment E <br />Staff recommends approval of the project with the following three conditions: <br />
