Sabey Corporation Comprehensive Plan Amendment August 9, 2007 Page 3 <br /> INTRODUCTION <br /> BACKGROUND <br /> Sabey Corporation contracted with ECONorthwest to analyze the impacts of a Comprehensive <br /> Plan Amendment and zoning change on the 64 -acre Associated Grocers distribution site, located <br /> in north Tukwila and south Seattle. The subject property is located in Tukwila's <br /> Manufacturing/Industrial Center (MIC) The Manufacturing/Industrial Center (MIC) is an area <br /> designated in Tukwila's comprehensive plan as a manufacturing center. It includes land zoned <br /> for Manufacturing Industrial Center/Heavy Industrial (MICIH) and Manufacturing Industrial <br /> Center/Light Industrial (MIC/Q. The subject property is zoned MIC/H. <br /> Figure 1 shows that the subject property is located between Airport Way, Norfolk Road, East <br /> Marginal Way, the Duwamish River and the Boeing Access Road. The property is separated <br /> from other properties in the MIC by these roads, except along the northwestern edge of the <br /> property, which is adjacent to a credit union. <br /> Figure 1.
