Associated Grocers is considering changing the location of its facility; it is unclear <br /> whether they will continue using the site for more than two to four years. <br /> Sabey Corporation is seeking a Comprehensive Plan Amendment and zoning change on the <br /> property to bring the zoning in line with historical and likely future uses. The current plan <br /> designation is for heavy industrial uses NUC/H on the portion of the site in Tukwila and IG2 on <br /> the portion of the site in Seattle). Sabey Corporation is requesting a change in plan designation <br /> and zoning to Light Industrial, Lt. The purposes and uses permitted in these zones are described <br /> in Tukwila's zoning ordinance: <br /> Manufacturing/Industrial Center Heavy (MIC/R) District "...is intended to provide a <br /> major employment area containing heavy or bulk manufacturing and industrial uses, <br /> distributive and light manufacturing and industrial uses, and other uses that support those <br /> industries. This district's uses and standards are intended to enhance the redevelopment <br /> of the Duwamish Corridor." The district allows a wide range of uses and building types: <br /> manufacturing, heavy -metal processing, rock crushing and asphalt or concrete <br /> manufacturing, offices associated with permitted uses, warehouse and distribution <br /> facilities, storage facilities, hotels and motels, and restaurants. <br /> Light Industrial (LI) District "...is intended to provide areas characterized by <br /> distributive and light manufacturing uses, with supportive commercial and office uses." <br /> The district allows a wide range of uses and building types: manufacturing (similar to <br /> manufacturing permitted in WC/H), many types of office, medical and dental <br /> laboratories and offices, retail sales, warehouse and distribution facilities, storage <br /> facilities, hotels and motels, and restaurants. <br /> Sabey Corporation is considering redeveloping the site for commercial and light-industrial uses. <br /> Table 1 shows Sabey Corporation's concept of the possible uses on the site. The majority of the <br /> uses would be office and retail, with a small amount of other commercial and light Industrial <br /> uses. Although the Sabey Corporation does not have definite plans for the components of the <br /> development, it hopes to develop a mixed -use center that provides opportunities for working, <br /> recreation and socialization, and shopping in the same area. The development is likely to be <br /> pedestrian oriented and incorporate open space. The site is currently served by bus and <br /> SoundTransit may develop the proposed light rail and commuter train station at the Boeing <br /> Access Road. Plans to develop this station have been deferred by Sound Transit until financing is <br /> available for the station. <br /> Table 1.
