VARIANCE <br />FINDINGS <br />This report addresses each variance request (Foster building height and parking reduction, and <br />B2K building height) . After discussion of all three variance requests, each request is compared <br />to the criteria necessary for variance approval, followed by conclusions and staff <br />recommendation. <br />IF¢:) emir° IHIi(. <br />lh S N'.)(:)II <br />Variances are requested to allow the 30 -ft. height limitation in the LDR zone to be exceeded by <br />2 feet for portions of Foster High, and to allow a reduction in parking required for Foster High <br />from 440 spaces to 188. <br />Building Height- Foster <br />The maximum height for structures in the LDR zone is 30 feet. The proposed height of the <br />additions to the building measure 31' in height, and approval of an additional 1' of height is <br />requested to accommodate minor changes in the design process. <br />Building height is measured at the top of structures with flat roofs and at the midpoint of peaked <br />roofs. The midpoint of the side - gabled roof form on the existing brick fapades measures 37' in <br />height. Although taller than the height allowance for the LDR zone, the gabled roof helps soften <br />the massing of the large structures and hides mechanical equipment from view. Additionally, <br />the performing arts center, though in the back of campus, is flat- roofed and 66' tall. <br />The proposed additions to the Foster High School buildings will be 2 stories, consistent with the <br />existing academic and activity wings. The additions have flat and not peaked roofs, and are <br />significantly shorter than the existing wings, measuring 31' in height. Additionally, the <br />predominant grey tones of the additions will recede from view, allowing the brick wings to <br />maintain their prominence as the fapade of Foster High. <br />25 <br />27 <br />
