UNANIMOUS APPROVAL. <br /> <br />Residential Development Standards and Guidelines for Tukwila South Overlay Zone <br />D. <br /> <br />Staff briefed the Committee on efforts to <br />development standards and guidelines for the Tukwila South Overlay District. These <br />amendments are being requested by Segale Properties LLC and would apply only to <br />residential uses in that portion of the TSO which immediately adjoins land located in the City <br />of Seatac to the east of Interstate 5. Segale is working on selling land for a proposed <br />multifamily development that will straddle the cities of Tukwila and SeaTac. The current <br />-family Design Manual and development standards similar <br />to those in the High Density Residential (HDR) zone, but with modifications to landscaping, <br />recreation, and parking requirements that would be more applicable for this area. For <br />example, the proposed development includes clubhouse/recreational amenity space that <br />would fall in the SeaTac part of the project, so recreational requirements on the Tukwila side <br />could factor that in. Chair Kruller stated support for the Planning Commission to review the <br />proposal and that any deviations from the HDR standards must be thoroughly defensible. <br />Councilmember Idan stated he understands that the Tukwila Valley South Overlay District has <br />unique qualities that should be considered, and that HDR standards in other parts of the City <br />may need to be modified.
