Page 2 <br />Public Hearing Minutes <br />July 26, 2018 <br />As noted in the July 16, 2018 staff report the applicant did not submit information for the lighting, <br />sidewalk grades, stamped concrete pattern, integrated benches, weather protection, waste <br />receptacles, and mechanical equipment screening. <br />Staff recommends approval of the project with 10 conditions as noted in the July 16, 2018 staff report. <br />Dale Sweeney, Architect and applicant addressed questions for the Commission. <br />Commissioner Stander inquired on the list of five outstanding informational items noted in the <br />staff report. She asked the applicant when they would be ready to submit the items for review. The <br />applicant responded that it would not be long. Commissioner Strander said she would like the <br />information. <br />There were no additional comments. <br />The public hearing was closed. <br />Deliberation: <br />Commissioner Hansen said it was an exciting project, but he does not think that it's ready to be <br />approved yet. He said the Commission does not have the information they would typically have for <br />a project. He said his recommendation is that the applicant provide the information they need to <br />approve the project. He said he would not be willing to approve tonight. <br />Commissioner Martinez said he applauds staff and the architect on their willingness to work and <br />re -work the proposal. He said he likes the idea ofintegrating new building material into the soffits, <br />and he'd generally likes to see more exterior details.; He said they are almost at the finish line, but <br />a couple of things needto be cleaned up, and they could probably fly right through the next <br />meeting. He said it really is a shame that they couldn't get it all together tonight. <br />Chair Nguyen asked the applicant when they could submit the informational items, so the project <br />could come back to the Planning Commission. He also requested language to add a condition <br />requiring larger street trees to address the issue of masking and the number of mature trees that <br />were taken out for the project. Commissioner Hansen said he didn't know if he could support a <br />condition for larger trees. Commissioner Nguyen revised his request (action item below, bullet <br />one). <br />Chair Nguyen re -opened the public hearing. The project will come back to the Planning <br />Commission after the applicant has submitted the informational items for PC review. <br />Staff asked for direction from the Commission regarding the 10 recommended conditions of <br />approval. Staff walked through the conditions with the Commission. The Commission was in <br />consensus with staff's recommended conditions of approval 1, 3, 4, 6, 7, 9, and 10 (see action <br />item, bullet two regarding conditions 2, 5 and 8). <br />4 <br />
