Northwest <br />n neighborhoods One home at a t irne! <br />RECEIVED <br />M! <br />COMMUNITY <br />DEVEL OPMEN'r <br />Application for Housing Options Program <br />Site, <br />3118 S. 140th St. (Riverton Methodist Church) <br />Tukwila, Wa. <br />Steve Detwiller <br />Site Description; <br />Slightly sloping, mostly flat "L" shaped site. The Project would be north and west of the <br />existing Riverton Methodist Church building. This is a single family residential <br />neighborhood bordered by 140th on the south and Military Road on the west. <br />Project Scope; <br />33 single detached units total, which consist of 31 cottages and 2 Carriage houses (small <br />unit build above a detached garage) <br />The Development will also include designing and building 100 parking spaces with <br />landscaped islands and a Food Shelf building on the Riverton Methodist Church property. <br />Housing Description; <br />The cottages will be constructed as 1 1/2 story Craftsman style cottages no larger then <br />1,000 square feet. <br />The two Carriage houses will be approximately 800 square feet and be built above <br />detached garages. <br />All cottages will receive a high level of finish and detail to include architectural bracing, <br />gable shakes, granite, hardwood, solid wood cabinets and painted millwork. <br />Housing Ownership; <br />All cottages will be sold "fee simple All common area will be Jointly owned and <br />maintained through an undivided interest in all parties. The cost of maintaining common <br />space and joint use infrastructure will be borne on the ownership equally. A <br />Homeowners Association will be organized to manage the fiduciary responsibilities. <br />Density; <br />Total land square footage 158,826 <br />Square footage for ROW 42000 <br />Net density 116,826 divided by 6500 (single family zoning) <br />=18 single family units <br />Per equivalent unit requirements two cottages can be built for every single family unit <br />=36 units (33 proposed) <br />Per density guidelines a minimum of 3250 square feet per unit required. <br />107,250 square feet (116,826 available) <br />ATTACHMENT A <br />23 <br />
