The Tukwila Pet Hospital has been in the community over 60 years. It is located <br />adjacent to the proposed cottages project. The hospital complies with zoning <br />requirements and Tukwila ordinances and is a legally operated business. My <br />concern is that future nearby citizens will find some aspects of the veterinary <br />business objectionable and may want to limit business practices of the veterinary <br />hospital. I want written assurance from the city that future citizens cannot affect <br />the business practices of the hospital as long as the hospital is in compliance with <br />Tukwila rules and regulations. <br />2. How is this "low impact" to the community? There is no access to the collector <br />arterial from the cottages. Also there will be increased traffic, parking, school <br />children, pedestrians, etc. which will very much have an impact on the <br />community. <br />3. Traffic Impacts <br />a. South 140 Street already has traffic problems especially at the <br />intersection with Military Rd. S. Changes such as a four way stop may <br />need to be at this intersection. This is imperative if 100 more automobiles <br />will be entering exiting the area each work day. Many children walk to <br />Cascade Elementary in this area. Special concern needs to be taken for the <br />safety of the children. <br />b. Also 33rd Ave S has a lot of traffic especially in the morning afternoon. <br />Many children walk to Cascade Elementary on this road. Curb, gutter <br />sidewalks should be placed for the safety of the children from S 140 St to <br />S 140th st. <br />c. The stop sign at 33 d Ave S South 140 Street is frequently abused by <br />drivers. This issue this odd intersection should be addressed before the <br />housing project begins. <br />4. Parking Requirements <br />a. There should be a minimum of 2 stalls for each cottage. <br />b. My concern is semi trucks will park in the area cause more pollution, <br />damage sidewalks, damage trees be dangerous for pedestrians, <br />especially school children. <br />c. Will commercial vehicles be allowed to park in the community or in the <br />church overflow since this will be private property? <br />S. Style of housing <br />a. This style of housing appear~ to "wal I" residents off from the local <br />community rather than into, utv them into the community. <br />b. How is this style OHIOu�1*112 C0111patihle with existing single- family <br />developments? <br />
