Draft Chapter 18.28 Tukwila Urban Center (TUC) District <br />C. Architectural Design Review <br />Architectural Design Review for Projects located in the Regional Center (RC), Transit Oriented <br />Development Neighborhood (TOD), Pond District, or Commercial Corridor District: <br />a. Projects meeting the thresholds for architectural design review shall be evaluated using the <br />corridor based architectural design regulations and the guidelines set forth in the <br />Southcenter Architectural Design Manual. <br />b. Type of Review <br />(1) Projects meeting any one of the following criteria shall be reviewed administratively as <br />a Type 2 decision (see TMC Chapter 18.60): <br />New non residential structures between ,1,500 and 25,000 square feet in size (total on <br />premises) <br />New residential or mixed use buildings providing up to 20 dwelling units (total on <br />premises) <br />Any exterior repair, reconstruction, cosmetic alterations or improvements, when the <br />cost exceeds ten percent ā10 of the building's current assessed valuation <br />Exterior expansions between 1,500 and 25,000 square feet in size (total on premises) <br />(2) Projects meeting the following criteria shall be reviewed by the Board of Architectural <br />Review (BAR) as a Type 4 decision (see TMC Chapter 18.60): <br />New non residential structures greater than 25,000 square feet in size (total on <br />premises) <br />New residential or mixed use buildings with more than 20 dwelling units (total on <br />premises) <br />Exterior expansions greater than 25,000 square feet in size (total on premises) <br />2. Architectural Design Review for Projects located in the Workplace District: <br />a. Buildings containing any dwelling units which meet the following thresholds for <br />architectural design review shall be evaluated using the corridor based architectural design <br />regulations and the guidelines set forth in the Southcenter Architectural Design Manual. <br />(1) Type of Review: <br />New residential or mixed use buildings providing up to 20 dwelling units (total on <br />premises) shall be reviewed administratively as a Type 2 decision (see TMC Chapter <br />18.60) <br />Any exterior repair, reconstruction, cosmetic alterations or improvements to buildings <br />over 10,000 square feet, when the cost exceeds ten percent (10 of the building's <br />current assessed valuation shall be reviewed administratively as a Type 2 decision (see <br />TMC Chapter 18.60) <br />New residential or mixed use buildings projects with more than 20 dwelling units (total <br />on premises) will be reviewed by the Board of Architectural Review (BAR) as a Type 4 <br />decision (see TMC Chapter 18.60) <br />ZADCD n Clerk's \PC Laserfiche Packet \5 -24 -12 PC Packet \FINAL PC BOOK2_5.18.12_clean.docx Page 4 5/18/2012 <br />I lā¢J <br />
