Draft Chapter 18.28 Tukwila Urban Center (TUC) District <br />(1) All Districts appear in the top row of the Table. <br />(2) The Primary Regulations are listed in the left -most column of the table in the order <br />that they appear in the text. <br />(3) The Development Standards that apply to each District can be reviewed by cross <br />referencing a Regulation with a District. <br />(4) More detailed information about the regulations and guidelines that apply to each <br />district can be reviewed in the Section referenced in the headings. These regulations <br />are set forth to ensure that the height and setbacks of new buildings and the scale of <br />new blocks and streets are consistent with the purpose of each Southcenter District. <br />4. Corridor standards govern: <br />a. Thoroughfare configuration, public frontage conditions, building and parking placement, <br />front yard landscaping, and architectural, aspects of a building's fagade within the first 185 <br />feet of a parcel, measured from the curb line. See the Corridor Type Charts, Figures 3 -10. <br />(1) Each Corridor Type has a separate chart listing the applicable development <br />standards. <br />(2) All existing streets, pre located new streets, pedestrian walkways, and primary open <br />spaces are designated as a Corridor Type, on Figure 2 Corridor Map. <br />(3) New streets built to satisfy Maximum Block Face length requirements (Section <br />18.28.060.) shall be configured as one of the Corridor Types permitted by District <br />listed in Table 2 District Standards. <br />(4) New streets or open spaces that do not fall into one of the preceding categories shall <br />be configured as one of the Corridor Types permitted by District listed in Table 2 <br />District Standard. <br />b. More detailed information about the development regulations and guidelines that apply to <br />each Corridor can be reviewed in the subsequent sections. These regulations are set forth <br />to ensure that the configuration, location, orientation and design of new development <br />match the envisioned character of all streets and open spaces in the Plan area. <br />5. Supplemental Development Regulations: <br />a. These sections contain regulatory definitions, requirements and guidelines that are <br />common for all properties in Southcenter. They address front yard encroachments, special <br />corner features, new streets configurations and guidelines, open space, landscaping, site <br />components, and parking. <br />b.
