Draft Chapter 18.28 Tukwila Urban Center (TUC) District <br />C. Surface Lot Side <br />1. Definition: A parking lot that is located in part or entirely along the side of a building, in a side yard, <br />and fully or partially extends toward, but does not encroach into, the Front Yard Setback area. <br />Parking located between a building and a side property line which is directly visible from a street. <br />Figure 16 Surface Parking —Side <br />D. Surface Lot Rear <br />1. Definition: A parking lot where a building(s) is located between the entire parking lot and the street <br />so that it is not directly visible from a street. A rear parking lot does not extend beyond the rear <br />wall of the primary building into any side yard setback, except where driveway access is provided. <br />Figure 17 Surface Parking Rear <br />E. Parking Structure <br />1. Parking structures may stand alone or be integrated into a building. <br />2. Parking structures are permitted in all Districts. <br />18.28.180 BUILDING MODULATION STANDARDS AND GUIDELINES <br />A. Definitions <br />1. Building Modulation regulations control the minimum required articulation of a building's height <br />and length, and are determined by Corridor Type as shown in the Corridor Type Charts, see Figures <br />3 -10. <br />2.
