2016 Draft Landscaping Code <br />18.52.100 Procedures <br />A. Landscape <br />1. The following modifications to the requirements of this chapter may be considered either <br />as a Type 2, Special Permission Director decision, or through design review if the project <br />is subject to that process. <br />Commented [CL95]: This section identifies what types of <br />modifications will be considered, the process for reviewing <br />and establishes review criteria. <br />a. Modifications to the requirements of Type I, 11, or III landscaping, including but not <br />limited to the use of the landscape area for pedestrian and transit facilities, landscape <br />planters, rooftop gardens or green roofs, terraced planters or green walls; or, <br />revisions to existing landscaping; <br />b. Clustering and /or averaging of required landscaping. The landscape perimeter may <br />be clustered if the total required square footage is achieved, unless the landscaping <br />requirement has been increased due to proximity to LDR, MDR or IHDRI. The modification or revision is used to reduce the number of driveways and <br />curb cuts and allow joint use of parking facilities between neighboring <br />businesses. <br />3. Revisions to existing landscaping may be approved only if the following criteria are met: <br />a. The modification or revision does not reduce the landscaping to the point that <br />activities on the site become a nuisance to neighbors; and <br />b.
