Southcenter Plan Book 1: Community Intent <br />Phase I implementation measures: <br />Redevelopment consistent with the vision will require market driven infill development, <br />incentives, and City investment. Designate the Baker Boulevard corridor as the area that <br />will serve as the initial catalyst for future redevelopment of Southcenter, where future <br />City investments will be directed and which will also provide a highly visible <br />demonstration of the City's commitment to the vision. Require redevelopment and <br />reinvestment along this corridor to support the City's long -term vision for a well <br />designed pedestrian connection between the Mall, the bus transit center, and the <br />Sounder commuter rail /Amtrak station. <br />Recognize that the City may need to participate in construction and funding of public <br />frontage improvements. <br />Identify developer incentives that encourage compliance with new public frontage <br />standards when existing conditions do not meet the new standards. <br />Associated regulatory measures: <br />Street master plan street cross sections and on street parking <br />Public frontage improvements <br />Maximum height requirements <br />Building orientation <br />Setbacks <br />Open space landscaping regulations <br />Parking regulations <br />Architectural regulations <br />Developer incentives for public frontage improvements <br />CIRCULATION <br />Objective 6: Coordinate private and public contributions to the block and street system <br />particularly for east -west streets, such that each new segment adds to the connectivity and <br />number of alternative routes through Southcenter.
